<br /> signs, window or door lettering, placards, decorations, or <br /> advertising media of any type which can be viewed from the <br /> exterior of the Leased Premises. Lessor shall not unreasonably <br /> withhold consent to any of the hereinabove items. <br /> ARTICLE VII. <br /> Utilities/Taxes <br />7 . 1 Lessee shall promptly pay all charges for electricity, water, <br /> telephone service, and other utilities furnished to the Leased <br /> Premises. <br />7.2 Lessor shall not be liable for any interruption or impairment <br /> whatsoever in utility services unless the interruption is <br /> proximately caused by the negligence of Lessor's agents, <br /> officers or employees. <br />7.3 Lessee shall pay all taxes and assessments against any buildings <br /> or other structures they placed on the premises as well as all <br /> taxes and assessments against the personal property used by <br /> Lessee on the Leased Premises. <br /> ARTICLE VIII. <br /> Insurance and Indemnity <br />8.1. Liability Insurance: <br /> <br /> Lessee shall, at its own expense, purchase, maintain and keep in <br /> force insurance as set forth in the Minimum Standards, and as <br /> will protect Lessee from claims which may arise out of or in <br /> connection with any operations at the Airport, whether the <br /> operations be by Lessee or by any subcontractor or by anyone <br /> directly or indirectly employed by Lessee or by anyone for whose <br /> acts Lessee may be liable. <br /> A. Insurance required by this section shall be written so that <br /> the Lessor will be notified in writing, in the event of <br /> cancellation, restrictive amendment or non-renewal at least <br /> thirty (30) days prior to the action. Certificates of Insurance <br /> shall be filed with Lessor annually and are subject to Lessor's <br /> approval. <br /> B.
