815 199 DESCRIPTION OF 1.15 ACRES, MORE OR LESS, OF LAND AREA IN THE J. M. VERAMENDI SURVEY NO. 2, H~YS COUNTY, TEX~S, BEING A PORTION OF TH~T 73.89 ACRE TRACT DESCRIBED IN A DEED FROM H. M. METZLER ET OX TO HARRY E. REASONER DATED MAY 12, 1944, AND RECORDED IN VOLUME 130, PAGE 53 OF THE HAYS COUNTY DEED RECORDS, AND BEING A PORTION OF THAT 8.72 ACRE TRACT DESCRIBED IN A DEED FROM C. S. BEAUCHAMP ET UX TO HARRY E. REASONER DATED DATED JUNE I, 1946, AND RECORDED IN VOLUME 135, PAGE 87 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at an 1/2" iron rod set for the south corner of the remaining portion of the Reasoner 73.98 acre tract and the west corner of that 216.50 acre tract described in a deed from Robert W. McDonald III to Dale F. Dorn et a1 dated March 26, 1984, and recorded in Volume 427, Page 791 of the Hays County Deed Records and being in the eàst line of Interstate Highway No. 35, from which a concrete highway monument found bears S 06° 151 03" W 1.85 feet, and an 1/2" iron rod found bears S 44° 08' 03" W 0.85 feet; THENCE with the common line of the remaining portion of both of the Reasoner tracts and the east line of the highway N 06° 151 03" E 294.50 feet to an 1/2" iron rod set for an angle point in this tract, from which a concrete highway monument found bears N 06° 151 03" E 20.00; THENCE leaving the highway and entering the Reasoner tracts, the following four courses: I. N 29° 421 25" E 129.53 feet to an 1/2" iron rod set, 2. N 27° 151 26" E 750.86 feet to an 1/2" iron rod set, 3. N 24° 581 03" E 750.02 feet to an 1/2" iron rod set and 4. N 21° 191 46" E 92.28 feet to an 1/2" iron rod set for the north corner of this tract in the common line of the Reasoner 73.98 acre tract and that 339 acre "Second Tract" described in a deed from R. M. Yarrington to Kitty Page Yarrington dated April 28,1928, and recorded in Volume 95, Page 493 of the Hays County Deed Records, from which an iron pipe found for the north corner of the remaining portion of the Reasoner tract bears N 45° 301 18" W 58.40 feet~ THENCE with the common line of the Reasoner tract and the Yarrington tract S 45° 30' 18" E 27.20 feet to an 1/2" iron rod set for the east corner of this tract; THENCE crossing the Reasoner tracts the following four courses: 1. S 21° 191 46" W 82.32 feet to an 1/2" iron rod set, 2. S 24° 581 03" W 751.37 feet to an 1/2" iron rod set, 3. S 27° 15' 26" W 890.55 feet to an 1/2" iron rod set and 4.
