Garza, Director of Planning 1~ <br /> SUBJECT: Recommendation Concerning Master Plan Land Use <br /> Map Density designation for area of North LBJ and Chestnut <br /> DATE: December 7, 1983 RE: <br /> On December 6, 1983 the Planning Commission met in Special <br /> Called Session to address the issue concerning the impact <br /> on utilities, traffic and existing neighborhoods by the <br /> development of existing vacant land which is currently zoned <br /> D, Multifamily Dwelling District, along North LBJ Drive from <br /> Live Oak Street to Holland Street. <br /> Concerning traffic, the Planning Commission unanimously <br /> moved to recommend to you that the intersection of LBJ/ <br /> Chestnut/Forest Streets be realigned as per City staff <br /> recommendations as soon as possible. The recommendation <br /> also included a provision for traffic signalization at the <br /> intersection of Sessom Drive and LBJ Drive as the second <br /> step. Third, the recommendation included a provision for <br /> traffic signalization at the realigned intersection of <br /> LBJ/Chestnut/Forest Streets. Both intersections should <br /> be coordinated to provide for efficient traffic movements. <br /> The Commission also recommended "No Parking Tow-Away Zone" <br /> designations along LBJ Drive from Sessom to Holland and <br /> along Chestnut Street from Sessom to Lamar on both sides. <br /> -In addition, the Commission recommended widening and improving <br /> LBJ Drive. <br /> The Planning Commission also looked at the possibility of <br /> a one-way pair system utilizing LBJ Drive to the north and <br /> Chestnut Street to the south. The Commission concurred <br /> with staff's opinion that this system could be disruptive <br /> to the existing traffic patterns. It was determined that <br /> if LBJ Drive were made one way to the north, it could <br /> possibly result in considerable traffic being placed thru <br /> existing single-family detached dwelling neighborhoods. <br /> This problem results from the lack of adequate direct <br /> cross street connecting LBJ Drive and Chestnut Street. <br /> Therefore, it was the Commission's opinion that this option <br /> was not viable at this time. <br /> CSM-100 <br />
