YEARBY SURVEY, ABSTRACT NO. 508, SITUATED IN THE CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, BEING THAT CERTAIN 495.23 ACRE TRACT CONVEYED TO DCR REAL ESTATE III SUB I, L.L.C., BY DEED OF RECORD IN VOLUME 3754, PAGE 683 OF THE OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS; SAID 495.282 ACRE TRACT BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING, at a 1/2 -inch iron rod found in the northwesterly right- of-way line of County Road 266/Old Bastrop Highway (80' R.O.W.), being the southwesterly corner of that certain 10.265 acre tract conveyed to Roy R. Mendoza and Maria G. Mendoza, by Deed of record in Volume 2761, Page 162, of said Official Public Records, for the southeasterly corner of said 495.23 acre tract and hereof; THENCE, along said northwesterly right-of-way line of County Road 266, for the southerly line of said 495.23 acre tract and hereof, the following five (5) courses and distances: 1) S54048108"W, a distance of 1460.77 feet to a 1/2 -inch iron rod found at the beginning of a non -tangent curve to the left; 2) Along said curve, having a radius of 1040.00 feet, a central angle of 08°16'47", an arc length of 150.29 feet, and a chord which bears S50°39'40"W, a distance of 150.16 feet to a 1/2 - inch iron rod found at the end of said curve; 3) S46039'38"W, a distance of 157.52 feet to a 1/2 -inch iron rod found at the beginning of a non -tangent curve to the right; 4) Along said curve, having a radius of 960.00 feet, a central angle of 04°14111", an arc length of 70.98 feet, and a chord which bears S48°31'54"W, a distance of 70.96 feet to a 1/2 - inch iron rod found at the end of said curve; 5) S54018'45"W, a distance of 1852.47 feet to a 1/2 -inch iron rod found at the southeasterly corner of that certain 2.183 acre tract conveyed to Pablo Zapata, by Deed of record in Volume 1165, Page 11, of said Official Public Records, for the southwesterly corner of said 495.23 acre tract and hereof; THENCE, N47003'58"W, leaving said northwesterly right-of-way line, along the easterly line of said 2.183 acre tract, for a portion of the westerly line of said 495.23 acre tract and hereof, a distance of 641.55 feet to a 3/8 -inch iron rod found at the northeasterly corner of said 2.183 acre tract, for an angle point in the westerly line of said 495.23 acre tract and hereof;
