err "A" 1485 S29 0.50 of an acre of land in the J. M. VERAMENDI LEAGUE NO. ONE (1) in the City of San Marcos, Hays, County, Texas, being that tract of land described as Third Tract as conveyed to Max C. Smith, et al., by O. C. Smith and Company, Inc. by deed dated July 31, 1969, and recorded in Volume 232, page 149, Hays County Decd Records. BEGINNING at an iron stake set at the Northwest corner of a metal building for the Northwest corner of the tract herein described, same being in the East line of that 5.426 acre tract of land conveyed to H. Garland Stokes by the First City National Bank of Houston by deed dated November 28, 1967, and recorded in Volume 263, page 151, Hays County Deed Records, and in the South line of Grove Street, as recognized and used upon the ground, and from which iron stake the Northeast corner of the said Stakes tract bears N. 90 54' W. 50.43 feet; THENCE, leaving the Stokes tract, with the North side of the said metal building, and the South line of Grove Street„ as recognized and used upon the ground, N. 810 15' E., at approximately 104.2 feet passing the Northeast corner of said metal building and continuing on in all 106.90 feet to an iron stake set for the Northeast corner of the tract herein described, same being at the intersection of the South line of the said Grove Street with the West line of Hull Street, both as recognized and used upon the ground; THENCE, leaving Grove Street, with the said West line of Hull Street, as recognized and used upon the ground, S. 90 06' E., at approximately 94 feet joining an old fence line and continuing on with fence, in all 208.79 feet to an iron stake set at corner for the Southeast corner of the tract herein described, same being also the Northeast corner of that tract of land conveyed to Manuel Saucedo by Victor Saucedo, et ux., by deed dated December 21, 1954, and recorded in Volume 163, page 213, Hays County Deed Records; THENCE, leaving Hull Street, with fence and North line of the said Saucedo tract, S. 810 20' W. 103.00 feet to an iron stake set at fence corner for the Southwest corner of the tract herein described, same being the Northwest corner of the said Saucedo tract, and being in the East line of the said Stokes 5.426 acre tract; THENCE, leaving the said Saucedo tract, with fence and the East line of the sai¢ Stokes tract, N. 100 22' W. 184.78 fat to an iron stake set at a Southwest corner of the aforementioned metal building; THENCE, continuing with the East line of the said Stokes tract, West side of the said metal building, N. 8° 40' W. 24.00 feet to the PLACE OF BEGINNING, containing 0.30 of an acre of land, according to the survey made upon the ground by James R. Hall, Reg. Public Surveyor #608, Hays County Surveyor, San Marcos, Texas, in January, 1976.
