Subpart B - LAND DEVELOPMENT CODE <br />Chapter 2 - DEVELOPMENT IN THE ETJ <br />ARTICLE 2: - DEVELOPMENT AGREEMENTS <br />DIVISION 1: - DEVELOPMENT AGREEMENTS <br />(d) Phasing and Development Standards. Unless expressly provided to the contrary in the annexation agreement, only <br />the initial phase of development shall be authorized while the property is located outside the City limits. Development <br />that occurs outside City limits pursuant to the development agreement and land use plan shall be subject to the use <br />limitations and standards in the zoning district referenced in the land use plan. <br />(e) Zoning Upon Annexation. Following annexation of the land to the City, the zoning classifications for the property shall <br />be substantially similar to those designated in the development agreement. Areas designated in the land use plan for <br />specific zoning classifications shall be zoned in accordance with the agreement. The land subject to the agreement <br />shall be zoned upon annexation to the City in accordance with the applicable procedures of Chapter 1, Article 4 and <br />Article 5. <br />Section 2 2 „ 1 „ 5 ,,. Ginty Services <br />In approving the development agreement and land use plan, the City Council shall decide the method by which City <br />services will be provided to serve development of the property subject to the agreement, and may resolve all issues <br />pertaining to extension of water and wastewater facilities. <br />San Marcos, Texas, Code of Ordinances Page 4 <br />
