Please review "PROJECT SUMMARY - PAGE 3", on <br /> Page 10 of the Application Guide for further instruction. <br />------------------------------------------------------------ <br />To resolve the problem of lack of affordable housing in the <br />Victory Gardens and Dunbar neighborhoods, the City of San <br />Marcos proposes to develop ten <10) new affordable homes of a <br />maximum of 950 square feet, on city owned vacant lots. The <br />Victory Gardens neighborhood is bounded by IH 35 on the West, <br />Purgetory Creek on the East, the San Marcos River on the <br />North and Ellis Street on the South: and the Dunbar <br />neighborhood is bounded by Purgatory Creek on the West, <br />Lindsey Street on the East, the San Marcos River on the North <br />and Bishop Street on the South. <br />A number of the individual City-owned lots in these <br />neighborhoods are too small to support the development of <br />single family detached housing in accordance with local <br />be Iding codes and regulations. Therefore, in some cases, <br />the City of San Marcos will provide adjacent undersized lots <br />which will be resubdivided for development. All or portions <br />of a total of 19 lots will be provided by the City for the <br />development of 10 single family homes (See Attached Property <br />List). According to City tax records, the estimated total <br />value of these lots is $77,750. <br />This new development will aid in the revitalization of these <br />neighborhoods and the construction will also create temporary <br />construction jobs as an indirect community benefit. <br /> 18 <br />
