DESCRIPTION OF 0.20 ACRES, MORE OR LESS, OF LAND AREA, BEING IN THE WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CALDI'lELL COUNTY, TEXl\S BEING !I PORTION OF TH!lT 22.35 ACRE TRACT DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICl\ TO THE CITY OF SAN MARCOS DATED JANUl\RY 27, 1970 AND RECORDED IN VOLUME 335, PAGE 523 OF THE CALDWELL COUNTY DEED RECORDS AND ßEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at an 1/2" iron rod set for the west carrier of the remaining portion of that 1303.055 acre tract described in a deed from the United States of America to the City of San Marcos dated February 14, 1966 and recorded in Volume 313, Page 463 of the Caldwell County Deed Records and being the north corner of that 23.n acre tract (being a portion of the 1303.055 acre tract) described in a deed from the City of San Marcos to the United States of America dated July 14, 1969 and recorded in Volume 372, Page 261 of the Caldwell County Deed Records, and being in the southeast line of State Highway No. 21, from which a concrete highway monument bears S 48° 14' 13" W 440.13 feet¡ THENCE with the remains of an old fence line for the common northwest line of the 1303.055 acre tract and the 22.35 acre tract and southeast line of State Highway No. 21 the following four courses: 1. N 480 14' 13" E 446.95 feet to a concrete highway monument found for an angle point, 2. N 47° 12' 57" E 1809.09 feet to a conrete highway monument found for an angle point, 3. N 48° 18' 52" E 1614.48 fee t to an 1/2" iron rod set for an angle point, and 4. N 48° 16' 39" E 518.92 feet to an 1/2" iron rod set for the west corner and PLACE OF BEGINNING of this tract, pass at 312.79 feet a point for an angle point in the northwest line of the 1303.055 acre tract and the southwest corner of the 22.35 acre tract¡ THENCE continuing with the remains of a fence line for the common line of the 22.35 acre tract and State Highway No. 21 N 48° 16' 39" E 90.00 feet to an 1/2" iron rod set for the north corner of this tract, being southwest of the entrance road to the City of San Marcos Municipal Airport, from which a concrete highway monument found bears N 48° 16' 39" E 1192.00 feet¡ THENCE leaving the highway and entering the 22.35 acre tract S 23° 28' 41" E 72.59 feet to an 1/2" iron rod set for an angle point in the east line of this tract and being 30 feet from the approximate centerline of the airport entrance road¡ EXHIBIT "c"
