DESCRIPTION OF 0.89 ACRES, MORE OR LESS, OF LAND AREA, BEING A STRIP OF LAND 10 ~EET IN WIDTH, IN THE WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CALDWELL COUNTY, TEXAS BEING A PORTION OF THE FOLLOWING FOUR TRACTS: 1.) THAT 1303.055 ACRE TRACT DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED FEBRUARY 14, 1966 AND RECORDED IN VOLUME 313, PAGE 463 OF THE CALDWELL COUNTY DEED RECORDS, 2.) THAT 22.35 ACRE TRACT DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED JANUARY 27, 1970 AND RECORDED IN VOLUME 335, PAGE 523 OF THE CALDWELL COUNTY DEED RECORDS, 3.) THAT 11.050 ACRE "TRACT 2" DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED FEBRUARY 26, 1976 AND RECORDED IN VOLUME 376, PAGE 251 OF THE CALDWELL COUNTY DEED RECORDS, AND 4.) THAT 1.203 ACRE TRACT DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED OCTOBER 22, 1975 AND RECORDED IN VOLUME 372, PAGE 217 OF THE CALDWELL COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at an 1/2" iron rod set for the west corner of the remaining portion of the 1303.055 acre tract and being the north corner of that 23.9i acre tract (being a portion of the 1303.055 acre tract) described in a deed from the City of San Marcos to the United States of America dated July 14, 1969 and recorded in Volume 372, Page 261 of the Caldwell County Deed Records, and being in the southeast line of State Highway No. 21, from which a concrete highway monument bears S 480 14' 13" W 440.13 feet; THENCE with the remaìns of an old fence line for the common northwest line of the 1303.055 acre tract and the 22.35 acre tract and southeast line of State Highway No. 21 the following four courses: 1. N 480 14' 13" E 446.95 feet to a concrete highway monument found foe an angle point, 2. N 41° 12' 5;" E 1809.09 feet to a concrete highway monument found foe an angle point, 3. N 48° 18' 52" E 1614.48 feet to an 1/2" iron rod set for an angle point, and 4. N 48. 16' 39" E 518.92 feet to an 1/2" iron rod set, pass at 312.79 feet a point for an angle point in the northwest line of the 1303.055 acre tract and the southwest corner of the 22.35 acre tract.
