EXHIBIT "A" 774, 6t~ Being a part of Block 25, Second Section of Victory Gardens, a subdivision in the City of San Marcos, Hays County, Texas, according to the map or plat thereof recorded in Vol. 130, Pgs. 48-52 of the Deed Records of Hays County, Texas and being more particularly described as follows: Beginning at a point in the south line of Wavell Street as shown on said plat of said subdivision, this point being the west or northwest corner of that portion of said Block 25 which was conveyed by and described in a deed from Manuel A. Gonzales and wife, Delfina M. Gonzales, to Sebero Tobias dated July 9, 1949, recorded in Volume 144, Pages 559- 560 of the Deed Records of Hays County, Texas, which deed, together with the record thereof, is ex- pressly incorporated herein by reference for any pertinent purposes; this point is also south 67 degrees 44 minutes west 62 feet from the north corner of said Block 25; Thence along the west line of said Tobias tract a distance of 81-4/12 feet to a point for corner, this point being the south or southwest corner of said Tobias tract; Thence in a westerly direction, parallel to the south line of Wavell Street, a distance of 42 feet to a point for corner; Thence in a northerly direction to a point in the south line of Wavell Street, which point is south 67 degrees 44 minutes west 42 feet from the place of beginning; Thence along the south line of Wave11 Street north 67 degrees 44 minutes east a distance of 42 feet to the place of beginning.
