Yarrington to John T. Yarrington by deed dated November 9, 1942 recorded in Volume 125. Page 543 and a portion of the land conveyed by Arabella C. Yarrington to John T. Yarrington by deed dated November 9, 1942 recorded in Volume 125, Page 541 of the Deed Records, Hays County, Texas. said 110.859 acres of land also being 87.232 acres out of the Archie M. Yarrington 93.95 acre Fourth Tract and 10.784 acres out of the Robert G. Yarrington 111.64 acre Third Tract out of a division of the Yarrington Estate by deed dated July 25, 1942 recorded in Volume 125, Page 70 of the Deed Records, Hays County, Texas, ~aid 110.859 acres of land fronting on the Southeast right-of-way line of Interstate Highway 35 and being more particularly described as follows: BEGINNING at a 1/2-inch iron pin found at a corner fence post on the Southe~st right-of-way line of Interstate Highway 35, said iron pin being the most Westerly corner of said 12.843 acres out of the John T. Yarrington tracts and a corner of said 87.232 acres out of the Archie M. Yarrington Fourth Tract; THENCE North 25° 23' 00" East, with fence and the Southeast right-of-way line of said Interstate Highway 35, a distance of 564.67 feet to a concrete highway monument for angle; THENCE North 22° 34' 26" East, continuing with fence and the Southeast right-of-way line of said Interstate Highway 35, a distance of 84.09 feet to a I/2-inch iron pin with plastic cap set for corner and point of divergence from said highway right-of-way line, said iron pin bears South 22° 34' 26" West 416.21 feet from a I/2-inch iron pin affixed with an aluminum cap found at an angle point in said highway right-of-way; THENCE North 83° 151 30" East, across said John T. Yarrington tracts, a distance of 1041.30 feet to a 3/4-inch iron pipe found at a corner fence post, said iron pipe being on the Southeast line of said John T. Yarrington tracts and being the most Northerly corner of said Archie M. Yarrington Fourth Tract;
