<br /> -11- <br />receipt requested, to LESSOR by the insurance company. LESSOR shall <br />not be required to pay any of the premiums for said policy. Any <br />insurance policy herein required or procured by LESSEE shall contain an <br />express waiver of any rights of subrogation by the insurance company <br />against LESSOR. A certificate evidencing such insurance coverage shall <br />be delivered by LESSEE to LESSOR immediately upon the execution of this <br />Agreement, and thereafter within ten (I 0) days of the inception of <br />any policy by the insurance company. The minimum limits of any <br />insurance coverage herein required shall not limit LESSEE'S liability <br />under Paragraph IX of this Agreement. <br /> IX. <br /> LESSEE agrees to indemnify and hold harmless LESSOR from all <br />damages, claims, losses, demands, suits, judgments, costs, including <br />reasonable attorney's fees, and expenses arising out of or resulting <br />from the conduct by LESSEE of a FBO operation at Airport or arising <br />out of or resulting from the use by LESSEE of said demised premi ses <br />for the operation of an aircraft storage hangar, parking area, <br />and office, maintenance and repair space by and for persons and <br />personal property authorized to use said area by the LESSEE at <br />said Airport provided that any such claim is caused in whole or in <br />part by any negligent act or omission of LESSEE regardless of whether <br />it is caused in part by LESSOR. Said agreement to hold harmless <br />and to indemnify LESSOR shall occur whenever said negligent act <br />or omission is that of LESSEE, anyone directly or indirectly <br />employed by LESSEE, its agents, servants, tenants, guests, business <br />invitees, or anyone for whose acts LESSEE may be liable. LESSEE <br />shall defend any litigation in connection v7Î th the use of said <br />demised premises for the operation of an aircraft storage hangar, <br />parking area, office, maintenance and repair space, and FBO <br />operations. <br /> LESSEE shall occupy the demised premises and all other portions of <br />said Airport at its own risk, and releases LESSOR to the full extent <br />permi tted by law, from all claims of every kind resu1 ting in loss of <br />life, personal or bodily injury or property damage. <br />
