<br /> begin use of said demised premises for said purposes within ten <br /> (10) days of receipt of said notice of intent by Lessor to so <br /> terminate this lease. Either party may terminate this lease <br /> pursuant to the provision of paragraph II. <br /> 22. Default. (a) In the event Lessee shall be in default in <br /> <br /> the performance of any of the terms or conditions herein agreed to <br /> be kept and performed by Lessee, Lessor shall give Lessee thirty <br /> (30) days written notice of said default. If Lessee shall fail or <br /> refuse to correct said default within thirty (30) days of receipt <br /> of said notice, then, and in that event, Lessor may terminate and <br /> end this lease as of ninety (90) days from the date of the notice <br /> to Lessee. <br /> (b) In the event any structure or improvement on the demised <br /> premises is deemed by Lessor to be structurally unsound, Lessor <br /> shall notify Lessee of this fact, and Lessee shall correct the <br /> condition within ninety (90) days of receipt of the notice. If <br /> Lessee fails to do so, Lessor may terminate and end this lease as <br /> of ninety (90) days from the date of Lessee's receipt of the <br /> notice. <br /> 23. Waiver. No waiver of any breach of any one or more of <br /> the conditions or covenants of this lease by lessor or Lessee <br /> shall be deemed to imply or constitute a waiver of any succeeding <br /> or other breach hereunder. <br /> 24. Compliance With Laws. Lessee agrees to comply with all <br /> <br /> laws, ordinances, rules and regulations which may pertain or apply <br /> to the demised premises, the construction of any structure or <br /> -10- <br />
