EXHIBIT A DESCRIPTION OF 0.88 ACRES, MORE OR LESS, OF LAND AREA IN THE J. M. VERAMENDI SURVEY NO. TWO, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT 14.66 ACRE TRACT DESCRIBED IN A DEED FROM JACK GARY TO WILLIAM M. GARY, DATED APRIL 4, 1967, AND RECORDED IN VOLUME 217, PAGE 526 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at an 1/2" iron rod set in the east line of Highway No. 35 for the south corner of the Gary tract and the northwest corner of that 189.6 acre, Tract One, described in a deed from Jim Hartley, Receiver, to C. C. Holt, dated October 15, 1960, and recorded in Volume 184, Page 106 of the Hays County Deed Records¡ THENCE with the common line of Gary tract and Interstate Highway No. 35, the following two courses: 1. N 24° 30' 09" E 1553.19 feet to an 1/2" iron rod set on the north bank of the Blanco River for the northwest corner of the Gary tract, pass on this course the Blanco River, and 2. N 83° OS' 27" E 29.29 feet with the north bank of the Blanco River to an 1/2" iron rod set for the northeast corner of this tract¡ THENCE with a line 25 feet from and parallel to the east line of the highway S 24° 30' 09" W 1501.67 feet to an 1/2" iron rod set in the common line of the Gary tract and the Holt tract, pass on this course the Blanco River¡ THENCE with said common line S 45° 01' 28" W 71.31 feet to the PLACE OF BEGINNING, pass at 63.59 feet a 3/4" iron pipe found. There are contained within these metes and bounds 0.88 acres, more or less, of land area as prepared from public records and surveys made on the ground during May, 1989, by Byrn & Associates, Inc. of San Marcos, Texas.
