EXHIBIT B DESCRIPTION OF 1.39 ACRES, MORE OR LESS, OF LAND AREA IN THE J. M. VERAMENDI SURVEY NO. 2, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT 216.50 ACRE TRACT DESCRIBED IN A DEED FROM ROBERT W. McDONALD III TO DALE F. DaRN ET AL DATED MARCH 26, 1984, AND RECORDED IN VOLUME 427, PAGE 791 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at an 1/2" iron rod set for the south corner of the Dorn tract on the north bank of the Blanco River which is the northwest line of that 14.66 acre tract described in a deed from Jack Gary to William M. Gary dated April 4, 1967, and recorded in Volume 217, Page 526 of the Hays County Deed Records, and being an angle point in the east line of Interstate Highway No. 35¡ THENCE with the common line of the Dorn tract and the Gary tract N 69° 25' 57" E 35.36 feet to an 1/2" iron rod set for the south corner and PLACE OF BEGINNING of this tract¡ THENCE leaving the PLACE OF BEGINNING and entering the Darn tract with a line 25 feet from and parallel to the east line of the highway the following three courses: 1. N 24° 26' 41" E 991.52 feet to an 1/2" iron rod set, 2. N 11" OS' 54" W 432.44 feet to an 1/2" iron rod set and 3. N 06° 15' 03" E 10.16 feet to an 1/2" iron rod set, THENCE S 83° 44' 57" E 20.00 feet to an 1/2" iron rod set¡ THENCE N 06° 15' 03" E 45.70 feet to an 1/2" iron rod set for the northwest corner of this tract in the common line of the Darn tract and that 73.98 acre tract described in a deed from H. M. Metzler et ux to Harry E. Reasoner dated May 12, 1944, and recorded in Volume 130, Page 53 of the Hays County Deed Records, from which, an 1/2" iron rod set for the common corner of the Darn tract and the Reasoner tract in the east line of I. H. 35 bears S 44° 08' 34" W 73.27 feet¡ THENCE with the common line of the Reasoner tract and the Darn tract N 44° 08' 34" E 65.13 feet to an 1/2" iron rod set for the north corner of this tract¡ THENCE crossing the Dorn tract, the following three courses: 1. S 06° 15' 03" W 165.17 feet to an angle point, 2. with a line 65 feet from and parallel to the highway S 11" OS' 54" E 372.09 feet to an angle point, 3. with a line 65 feet from and parallel to the highway S 24° 26' 41" W 964.32 feet to a point in the,common line of the Gary 14.65 acre tract and the Dorn tract, HENCE with said common line S 69° 25' 57" W 56.58 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 1.39 acres, more or less, of land area as prepared from public records and surveys made on the ground during May, 1989, by Byrn & Associates, Inc. of San Marcos, Texas.
