M. <br /> VERAMENDI SURVEY NO. 2, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT <br /> 73.89 ACRE TRACT DESCRIBED IN A DEED FROM H. M. METZLER ET UX TO HARRY <br /> E. REASONER DATED MAY 12, 1944, AND RECORDED IN VOLUME 130, PAGE 53 OF <br /> THE HAYS COUNTY DEED RECORDS, AND BEING A PORTION OF THAT 8.72 ACRE <br /> TRACT DESCRIBED IN A DEED FROM C. S. BEAUCHAMP ET UX TO HARRY E. <br /> REASONER DATED DATED JUNE 1, 1946, AND RECORDED IN VOLUME 135, PAGE 87 <br /> JF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED <br /> 3Y METES AND BOUNDS AS FOLLOWS: <br /> COMMENCING at an 1/2" iron rod set for the south corner of the <br /> remaining portion of the Reasoner 73.98 acre tract and the west corner <br /> of that 216.50 acre tract described in a deed from Robert W. McDonald <br /> III to Dale F. Dorn et al dated March 26, 1984, and recorded in Volume <br /> 427, Page 791 of the Hays County Deed Records and being in the east <br /> line of Interstate Highway No. 35, from which a concrete highway <br /> monument found bears S 06° 15' 03" 'n 1.85 feet, and an 1/2" iron rod <br /> found bears S 44° 08' 03" W 0.85 feet; <br /> THENCE with the common line of the remaining portion of both of <br /> the Reasoner tracts and the east line of the highway N 06° IS' 03" <br /> E 294.50 feet to an 1/2" iron rod set for the south corner and <br /> PLACE OF BEGINNING of this tract; <br /> THENCE leaving the PLACE OF BEGINNING continuing with said common <br /> line the following two courses: <br /> 1. N 06° 15' 03" E 20.00 feet to concrete highway monument <br /> found for an angle point and <br /> 2. N 24° 30' 33" E 1722.09 feet to an iron pipe found for the <br /> north corner of this tract in the common line of the Reasoner <br /> 73.98 acre tract and that 339 acre "Second Tract" described <br /> in a deed from R. M. Yarrington to Kitty Page Yarrington <br /> dated April 28, 1928, and recorded in Volume 95, Page 493 of <br /> the Hays County Deed Records; <br /> THENCE leaving the highway with the common line of the Reasoner tract <br /> and the Yarrington tract S 45° 30' 18" E 58.4 feet to an 1/2" iron <br /> -.,d set for the northeast corner of this tract; <br /> fENCE crossing the Reasoner tracts the fallowing four courses: <br /> 1. S 2P 19 r 46" W 92.28 feet to an 1/2" iron rod set, <br /> 2. S 24° 58' 03" W 750.02 feet to an 1/2" iron rod set, <br /> 3. S 27° IS' 26" W 750.86 feet to an 1/2" iron rod set and <br /> 4.S29°42' 25" W 129.53 feet to the PLACE OF BEGINNING. <br /> There are contained within these metes and bounds 1.77 acres, more or <br /> less, of land area as prepared from public records and surveys made <br /> on the ground during May, 1989, by Byrn & Associates, Inc. of San <br /> Marcos, Texas. <br /> David C.
