EXHIBIT A DESCRIPTION OF 0.96 ACRES, MORE OR LESS, OF LAND AREA IN THE JOEL MINER SURVEY, A-32l, HAYS COUNTY, TEX~S BEING A PORTION OF THAT 339 ACRE SECOND TRACT DESCRIBED IN A DEED FROM R. M. YARRINGTON TO KITTY PAGE YARRINGTON DATED APRIL 28, 1928 AND RECORDED IN VOLUME 95, PAGE 493 OF THE HAYS COUNTY DEED RECORDS AND A PORTION OF THIS TRACT BEING . PORTION OF THAT 97.84 ACRE TRACT (WHICH IS A PORTION OF THE 339 ACRE 'RACT) DESCRIBED IN A DEED FROM ALBERT M. WALKER, TRUSTEE TO LARRY WEHRMAN ET AL DATED DATED JANUARY 13, 1988 AND RECORDED IN VOLUME 714, PAGE 603 OF THE HAYS COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at an iron pipe found in the east line of Interstate Highway No. 35, for the west corner of the remaining portion of the 339 acre tract and north corner of the remaining portion of that 73.98 acre tract described in a deed from H. M. Metzler et ux to Harry E. Reasoner dated May 12, 1944 and recorded in Volume 130, Page 53 of the Hays County Deed Records; THENCE with the common line of the 339 acre tract and the Reasoner tract S 45'0 30' 18" E 58.40 feet to an 1/2" iron rod set for the west corner and PLACE OF BEGINNING. THENCE leaving the PLACE OF BEGINNING and entering the 339 acre tract N 2P 19' 46" E 989.39 feet to an 1/2" iron rod set in the east line of Interstate Highway No. 35 being in the west line of the remaining portion of the 339 acre tract and west line of the Wehrman 97.84 acre tract; Thence with the common line of the highway and Wehrman 97.84 acre tract N 24° 30' 33" E 661.62 feet to 1/2" iron rod set for the northwest corner of this tract, being in the curving southeast line of that 10.67 acre tract described in a deed from Kitty Page Yarrington L~ the State of Texas dated February 7, 1935 and recorded in Volume 0, Page 219 of the Hays County Deed Records, from which a concrete ghway monument found bears N 65° 48' 10" W 0.72 feet¡ THENCE entering the Wehrman tract (which is in conflict with the 10.67 acre tract) with the southeast line of the 10.67 acre tract, being a right-breaking curve having the following characteristics! central angle. 1002' 06", radius. 2925.00 feet, arc lenth = 52.83 feet, and a chord which bears N 52° 45' 07" E 52.83 feet to an 1/2" iron rod set for the north corner of this tract; THENCE leaving the 10.67 acre tract with a line 25 feet from and parallel to the east line of the highway and west line of the Wehrman tract S 24° 30' 33" W 707.40 feet to an 1/2" iron rod set for an angle point; THENCE S 21° 19' 46" W 999.46 feet to an 1/2" iron rod set for the south corner of this tract in the aforereferenced common line of the 339 acre acre tract and the Reasoner tract1
