EXHIBIT B DESCRIPTION OF 0.55 ACRES, MORE OR LESS, OF LAND AREA IN THE JOEL MINER SURVEY, A-321, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT 339 ACRE SECOND TRACT DESCRIBED IN A DEED FROM R. M. YARRINGTON TO KITTY PAGE YARRINGTON DATED APRIL 28, 1928, AND RECORDED IN VOLUME 95, PAGE 493 OF THE HAYS COUNTY DEED RECORDS AND THIS TRACT, BEING A PORTION OF 'HAT 97.84 ACRE TRACT (WHICH IS A PORTION OF THE 339 ACRE TRACT) uESCRIBED IN A DEED FROM ALBERT M. WALKER, TRUSTEE TO LARRY WEHRMAN ET AL DATED DATED JANUARY 13, 1988, AND RECORDED IN VOLUME 714, PAGE 603 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at an iron pipe found in the east line of Interstate Highway No. 35, for the west corner of the remaining portion of the 339 acre tract and north corner of the remaining portion of that 73.98 acre tract described in a deed from H. M. Metzler et ux to Harry E. Reasoner dated May 12, 1944, and recorded in Volume 130, Page 53 of the Hays County Deed Records; THENCE with the east line of the highway N 24° 30' 33" E 2052.99 feet to an 1/2" iron rod set for the west corner and PLACE OF BEGINNING of this tract in a northeast line of that 10.67 acre tract described in a deed from Kitty Page Yarrington to the State of Texas dated February 7, 1935, and recorded in Volume 110, Page 219 of the Hays County Deed Records, pass at approximately 300 feet the west corner of the Wehrman tract, pass at 967.91 feet an 1/2" iron rod set, pass at 1629.53 feet an 1/2" iron rod set in the curving southeast line of the 10.67 acre tract, and from this west corner a concrete highway monument found bears S 37° 12' 51" W 5.27 feet; -"ENCE leaving the PLACE OF BEGINNING and the 10.67 acre tract with e common line of the highway and Wehrman tract (which is in conflict th the 10.67 acre tract) N 24° 30' 33" E 951.50 feet to 3/4" iron pe found for the north corner of this tract and the Wehrman tract and southwest corner of the remaining portion of that 328.824 acre acre tract described in a deed from Jim McCrocklin, Trustee to Bobbie Y. Naughton et al dated March 1, 1988, and recorded in Volume 720, Page 152 of the Hays County Deed Records, THENCE leaving the highway with the common line of the Wehrman tract and the Naughton S 45° 32' 28w E 26.60 feet to an 1/2w iron rod set for the east corner of this tract, THENCE entering the Wehrman tract with a line 25 feet from and parallel to the east line of the highway being the west line of the Wehrman tract S 24° 30' 33" W 950.51 feet to an 1/2w iron rod set for the south corner of this tract in the northeast line of the 10.67 acre tract;
