EXHIBIT C DESCRiPTION OF 0.61 ACRES, MORE OR LESS, OF LAND AREA IN THE JOEL MINER SURVEY, A-321, HAYS COUNTY, TEXAS BEING A PORTION OF THAT 339 ACRE SECOND TRACT DESCRIBED IN A DEED FROM R. M. YARRINGTON TO KITTY PAGE YARRINGTON DATED APRIL 28, 1928 AND RECORDED IN VOLUME 95, PAGE 493 OF THE HAYS COUNTY DEED RECORDS AND A PORTION OF THIS TRACT BEING A PORTION OF THAT 97.84 ACRE TRACT (WHICH IS A PORTION OF THE 339 ACRE TRACT) DESCRIBED IN A DEED FROM ALBERT M. WALKER, TRUSTEE TO LARRY WEHRMAN ET AL DATED DATED JANUARY 13, 1988 AND RECORDED IN VOLUME 714, PAGE 603 OF THE HAYS COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at an iron pipe found in the east line of Interstate Highway No. 35, for the west corner of the remaining portion of the 339 acre tract and north corner of the remaining portion of that 73.98 acre tract described in a deed from H. M. Metzler et ux to Harry E. Reasoner dated May 12, 1944, and recorded in Volume 130, Page S3 of the Hays County Deed Records; THENCE with the east line of the highway N 24° 30' 33" E 967.91 feet to an 1/2" iron rod set for the north corner of this tract, pass at approximately 300 feet the west corner of the Wehrman tract, THENCE leaving the highway S 21° 19' 46" W 989.39 feet to an 1/2" iron rod set for the south corner of this tract in the common line of the 339 acre acre tract and the Reasoner tr ac t; THENCE with said common line N 45° 30' 18" W 58.4 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 0.61 acres, more or less, of land area as prepared from public records and surveys made on the ground during May, 1989 by Byrn & Associates, Inc. of San Marcos, Texas.
