EXHIBIT A DESCRIPTION OF 1.29 ACRES, MORE OR LESS, OF LAND AREA IN THE J. M. VERAMENDI SURVEY, NO. 2, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT 189.6 ACRE, TRACT ONE, AS DESCRIBED IN A DEED FROM JIM HARTLEY, RECEIVER, TO C. C. HOLT, DATED OCTOBER 15, 1960, AND RECORDED IN VOLUME 184, PAGE 106 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: EGINNING at a point for a west corner of the remaining portion of ~he Holt tract and the north corner of that 1.0 acre tract described in a deed from C. C. Holt, et ux to Sloan K. and Sylvia Doiron dated June 19,1971, and recorded in Volume 243, Page 972 of the Hays County Deed Records and being in the east line of Interstate Highway No. 35¡ THENCE with the common line of the Holt tract and the highway being a left-braking curve having the following characteristics: central angle = 2° 38' 53", radius = 11649.19 feet, arc length = 538.38 feet, and a chord which bears N 31° 37' 02" E 538.33 feet to an 1/2" iron rod set for an ell corner of this tract; THENCE entering the Holt tract S 61° 54' 37" E 39.04 feet to an 1/2" iron rod set for an ell corner of this tract; THENCE N 28° 05' 23" E 655.34 feet to an 1/2" iron rod set for an ell corner of this tract; THENCE N 61° 54' 37" W 32.28 feet to an 1/2" iron rod set in the common line of the Holt tract and Interstate Highway No. 35 for an ell corner of this tract¡ THENCE with the common line of the Holt tract and the highway being a left-braking curve having the following characteristics: central angle = 0° 04' 26", radius = 11649.19 feet, arc length = 15.00 feet, and a chord which bears N 27° 01' 57" E 15.00 feet to an 1/2" iron rod set for an ell corner of this tract; THENCE entering the Holt tract S 61° 54' 37" E 32.55 feet to an 1/2" iron rod set for an ell corner of this tract¡ ENCE N 28° 05' 23" E 104.29 feet to an 1/2" iron rod set for an ~le point in this tract¡ ~NCE N 22 ° 55' 20" E 1014.95 fee.t to an 1/2 If iron rod set in the common line of the Holt tract and Interstate Highway No. 35 for an angle point in this tract¡ THENCE with said common line N 24° 30' 09" E 40.78 feet to an 1/2" iron rod set for the northwest corner of the Holt tract and south corner of that 14.66 acre tract described in a deed from Jack Gary to William M.
