-2- division of the Yarrington Estate by deed dated July 25, 1942 recorded in Volume 125, Page 70 of the Deed Records, Hays County, Texas, said 110.859 acres of land fronting on the Southeast right-of-way line of Interstate Highway 35 and being more particularly described as follows: BEGINNING at a 1/2-inch iron pin found at a corner fence post on the Southeast right-of-way line of Interstate Highway 35, said iron pin being the most Westerly corner of said 12.843 acres out of the John T. Yarrington tracts and a corner of said 87.232 acres out of the Archie M. Yarrington Fourth Tract; THENCE North 25 degrees 23' 00" East, with fence and the Southeast right-of-way line of said Interstate 35, a distance of 564.67 feet to a concrete highway monument for angle; THENCE North 22 degrees 34' 26" East, continuing with a fence and the Southeast right-of-waay line of said Interstate Highway 35, a distance of 84.09 feet to a 1/2-inch iron pin with plastic cap set for corner and point of divergence from said highway right-of-way line, said iron pin bears South 22 degrees 34' 26" West 416.21 feet from a 1/2-inch iron pin affixed with an aluminum cap found at an angle point in said highway right,-of-way; THENCE North 83 degrees 15' 30" East, across said John T. Yarrington tracts, a distance of 1041.30 feet to a 3/4-inch iron pipe found at a corner fence post, said iron pipe being on the Southeast line of said John T. Yarrington tracts and being the most Northerly corner of said Archie M. Yarrington Fourth Tract; THENCE with fence and the Northeast line of said Fourth Tract as follows: South 44 degrees 39' 08" East a distance of 907.68 feet to a 3/4-inch iron pipe found for angle; South 44 degrees 31' 58" East a distance of 683.14 feet to a 1/2-inch iron pin with plastic cap set at a corner fence post and the most Esterly corner of said Fourth Tract; THENCE with fence and the Southeast line of said Fourth Tract as follows: South 45 degrees 29' 47" West a distance of 894.04 feet to a 1/2-inch iron pin with plastic cap set for angle; South 44 degrees 19' 37" West a distance of 231.85 feet to a 1/2-inch iron pin with plastic cap set for angle; South 45 degrees 35' 46" West a distance of 1113.31 feet to a 1/2-inch iron pin with plastic cap set at a corner fence post and the most Southerly corl'ler of said Archie M. Yarrington Fourth Tract, said iron pin also being a point in the Northeast line of said Robert C. Yarrington Third Tract; THENCE North 64 degrees 37' DO" West, across said Robert C. Yarrington Third Tract, a distance of 1605.12 feet to a 1/2-inch iron pin with plastic cap set at a fence post on the Southeast right-of-way line of said Interstate Highway 35 for corner, said iron pin being the most Westerly corner of the tract described herein; THENCE North 25 degrees 23' 00" East, with fence and the Southeast right-of-way line of Interstate Highway 35, at 575.49 feet passing a 1/2-inch iron pin with plastic cap set at the most Northerly corner of the remaining portion of said Robert C. Yarrington Third Tract and continuing for a total distance of 1445.69 feet to the POINT-OF-Beginning.
