-20- demised premises by LESSEE during the term of this Agreement shall revert to LESSOR on termination of the Agreement as set forth in Paragraph I(B) above; provided, however, that LESSEE, having paid all rentals and not in default thereof, shall be given a reasonable time, not to exceed thirty (30) days after the termination of this Agreement to remove all of LESSEE's personal property. XXI. Whenever any payment is to be made under this Agreement at or within a time stated, and whenever any act is to be done under this Agreement, by either party, at, or within a stated time, time shall be of the essence of this Agreement. XXII. Any word, group of words, phrase, sentence, paragraph or provision herein prohibited by law, or decision by a court of final jurisdiction shall be ineffective to the extent of such prohibition without invalidating the remaining provisions hereof. XXI I I.. AIl notices required to be given to the LESSOR hereunder shall be given by certified mail, return receipt requested, separately addressed to the City Manager, City of San Marcos, 630 East Hopkins, San Marcos, Texas, 78666. All notices required to be given to the LESSEE hereunder shall be given by certified mail, return receipt requested, separately addressed to GT+3 Flight Operations, I nc ., at Route 2, Box 3542, San Marcos, Texas 78666. Both parties may designate in writing from time to time substitute addresses or persons in connection with the said notices. XXIV. It is mutually understood and agreed by the parties hereto that nothing contained in this Agreement is intended, or shal1 be construed, to create or establish the relationship of co-partners or joint venturers between the parties hereto or as constituting LESSEE as the agent or representative of LESSOR for any purpose or in any manner whatsoever.
