<br /> -2- <br /> terminal building on the of said leased premises, and, in order <br /> to facilitate the construction of same, it is necessary to <br /> temporarily relocate LESSEE until the completion and <br /> acceptance by LESSOR of said contruction. Therefore, LESSOR <br /> shall lease to LESSEE a commercial trailer approximately <br /> 60 feet long by 10 feet wide as temporary facilities to <br /> permi t LESSEE to carry on its day-to-day operations as <br /> a full service FBO in substantially the same manner as before the <br /> relocation. Said temporary facilities shall contain, at a minimum, <br /> restrooms, office and lounge areas, and space for an operations <br /> counter and will be located in the general vicinity of the <br /> terminal building formerly occupied by LESSEE under this lease. <br /> LESSOR will diligently prosecute construction and completion of <br /> the new terminal building. However, LESSOR shall not be responsible <br /> for any delays which are caused by actions or events beyond its <br /> control, except that it shall continue to provide LESSEE said <br /> temporary facilities. Upon determination by LESSOR that construction <br /> of the new terminal building is complete, LESSEE shall quit <br /> and surrender possession of the temporary facilities described <br /> above, and LESSOR shall lease exclusively to LESSEE and LESSEE <br /> shall relocate to an area of approximately 700 sq. ft. of <br /> operating space, excluding the common areas, in the new terminal <br /> building, substantially as reflected on Exhibit 2 which shall be <br /> attached hereto after construction of the new terminal building is <br /> completed and LESSEE has relocated. Said Exhibit 2 shall be <br /> incorporated into this lease and made a part hereof for all <br /> purposes. The leased premises in the new terminal building will be <br /> finished out by the LESSOR in substantially the same manner as <br /> the other areas of the building with painted walls, floor covering, <br /> ceiling, and electrical fixtures. In addition, LESSEE shall have <br /> non-exclusive access to the common areas of the terminal building. <br /> In particular, LESSOR shall provide in the new terminal building a <br />
