134 ORDINANCE 1983-83 ~ ORDINANCE OF THE CITY COUNCIL OF THE CITY OF QsAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT ~RDINANCE WHICH REGULATES AND RESTRICTS THE LO- " ATION AND USE OF BUILDINGS, STRUCTURES AND LAND, (þATED SEPTEMBER 29, 1980 (VOL. 54) BY ZONING 3.8 ACRES OF LAND AREA IN THE J. M. VERAMENDI LEAGUE NO. 2 IN SAN MARCOS, HAYS COUNTY, TEXAS, LOCATED IN THE 1100 BLOCK OF UHLAND ROAD EAST, FROM "AO" (AGRICULTURAL-OPEN SPACE DISTRICT) TO "MH" (MOBILE HOME DISTRICT). BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. That the following described parcel of real property lo- cated in San Marcos, Hays County, Texas, which was classified "AO" (Agricultural-Open Space District) upon its annexation to the City of San Marcos on November 24, 1980, henceforth shall be zoned as fol- lows: 3.8 acres, more or less, of land area in the J. M. Veramendi League No. 2 in San Marcos, Hays County, Texas, being a portion of that 45.1 acre tract of land described in a Deed from Theo Schawe, Et Ux, to Lewis Dobie, Et Ux, dated December 15, 1953 and recorded in Volume 158, Page 80 of the Hays County Deed Records, and being more particularly described by metes and bounds as follows: COMMENCING at the West corner of the aforereferenced Dobie tract in the Southeast line of that 7.12 acre tract of land described in a Deed from H. B. Millican, Et Ux, to Robert F. Gaertner, Et Ux, dated June I, 1973 and recorded in Volume 259, Page 237 of the Hays County Deed Records for the North corner of that 20.40 acre tract of land described in a Deed from Great Southwestern Medical Centers, Inc. to Studer/Morton Companies dated February 14, 1983 and recorded in Volume 388, Page 614 of the Hays County Deed Records for the West corner of this tract; THENCE leaving the PLACE OF COMMENCEMENT and the Studer/Morton tract with the common line of the Dobie tract and the Gaertner tract N. 44° 20' 30" E. a record distance of 206.11 feet to the East corner of the Gaertner tract and the South corner of that tract of land described in a Deed to C. H. Millican as recorded in Volume 142, Page 104 of the Hays County Deed Records; THENCE leaving the Gaertner tract with the common line of the Dobie tract and the Millican tract N. 44° 20' 30" E. 280.99 feet to the West corner of that 0.50 acre tract of land described in a Deed to Eunice Mae Watson as recorded in Volume 171, Page 434 of the Hays County Deed Recordsj THENCE continuing with the common line of the Dobie tract and the Millican tract, same being the Northwest line of the Watson tract N. 44° 20' 30" E. 208.00 feet to the North corner of the Watson tract in the South line of Old Uhland Road; THENCE leaving the Watson tract and the Millican tract and crossing Old Uhland Road with the Northwest line of the Dobie tract N. 44° 31' E. 42.71 feet to the North line of Old Uhland Road for the South corner of that 19.66 acre tract of land described in a Deed to the Hays County Commissioners Court and recorded in Volume N, Page 15 of the Hays County Deed Records;
