ORDINANCE NO. 2007- 67 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SAN MARCOS, TEXAS, AMENDING THE OFFICIAL <br />ZONING MAP OF THE CITY TO ESTABLISH THE ZONING <br />FOR A 9.21 ACRE, MORE OR LESS, TRACT OF PROPERTY <br />LOCATED IN THE 1200 — 1300 BLOCKS OF SADLER DRIVE <br />AS A "PDD" PLANNED DEVELOPMENT DISTRICT, WITH <br />BASE ZONING OF "OP" OFFICE PROFESSIONAL DISTRICT <br />(4.45 ACRES, MORE OR LESS), AND "MF -24" MULTI- <br />FAMILY RESIDENTIAL DISTRICT (4.76 ACRES, MORE OR <br />LESS); APPROVING A LAND USE PLAN AND <br />DEVELOPMENT STANDARDS FOR THE JARDIN/VISTA <br />PDD; INCLUDING PROCEDURAL PROVISIONS; AND <br />PROVIDING FOR PENALTIES. <br />RF.CTTAT .C• <br />1. On October 23, 2007, the Planning and Zoning Commission of the City of San Marcos <br />held a public hearing regarding a request to establish the zoning for a 9.21 acre, more or less, <br />tract of property located in the 1200 — 1300 blocks of Sadler Drive as "PDD" Planned <br />Development District, with base zoning of "OP" Office Professional District (4.45 acres, more or <br />less), and "MF -24" Multi -Family Residential District (4.76 acres, more or less), to be known as <br />the Jardin/Vista Planned Development District. <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission <br />did, on October 23, 2007, consider and vote to approve the request, and has recommended that <br />the request be approved by the City Council of the City. <br />3. The City Council held a public hearing on December 4 , 2007, regarding the <br />request. <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments have been met. <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br />SECTION 1. The Official Zoning Map of the City, as described in Section 4.1.2.2 of the <br />City Land Development Code, is amended to establish the zoning for the following two tracts of <br />real property (collectively, the "Project Site"), which are presently unzoned, as "PDD" Planned <br />Development District, with base zoning as described below for the respective tracts comprising <br />
