On July 29, 2003, the Planning and Zoning Commission of the City of San Marcos <br />held a public hearing regarding a request to change the zoning from "C" Commercial District to <br />"PDD" Planned Development District (with base zoning of "C-2" Heavy Commercial District) <br />for a 5.57 acre tract of property located at in the 100 Block of Wonder World Drive. <br /> <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission <br />did, on August 12,2003 consider and vote to approve the request, and has recommended that the <br />request be approved by the City Council of the City. <br /> <br />3. The City Council held a public hearing on the 8 th day of <br />2003, regarding the request. <br /> <br />Sept:pmher <br /> <br />4. All requirements of Chapter 114, Zoning, of the San Marcos City Code pertaining to <br />zoning map amendments have been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COCNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br /> <br />SECTION 1. The Official Zoning Map of the City, as described in Section 114.029 of <br />the San Marcos City Code, is amended to rezone the following real property (the "Project Site") <br />which is presently zoned "e" Commercial District to "PDD" Planned Development District (with <br />base zoning of "C-2" Heavy Commercial District), subject to the provisions of the land use plan <br />and development standards described in Section 2 ofthis ordinance: <br /> <br />Street address: 100 Block of Wonder World Drive. <br /> <br />Size: <br /> <br />5.57 acres. <br />
