1973 - 44 /6:.*1 ORD I NANCE AN ORDINANCE AMENDING THE CODE OF ORDINANCES OF THE CITY OF SAN MARCOS, TEXAS, BY SUBSTITUT- ING FOR THE PRESENT SECTION 15 OF THE GENERAL ZONING ORDINANCE (APPENDIX "A" OF THE CODE OF ORDINANCES OF THE CITY OF SAN MARCOS), A REVISED AND AMENDED SECTION UNDER THE SAME NUMBER AND DESIGNATION, NAMELY, "LAND COVERAGE". III BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, I. That the present Section 15 of the General Zoning Ordinance (Appendix "A" of the Code of Ordinances of the City of San Marcos, Texas) be amended by the substitu- tion of a revised section under the same number and designation, so that said section shall henceforth read as follows: SECTION 15. LAND COVERAGE. I In all "R-l", "R-2", "D" and "M" Districts the relationship of the land covered to the lot area shall be in accordance with the building code, minimum housing standards ordinance, the subdivision ordinance or this section of this ordinance, whichever shall impose the highest restrictive use. However, the land coverage in an "R" District shall not exceed 40% of the available land area; and there shall be a rear yard in all "R" Districts as defined in Section 4. of this ordinance. In "R-2" Districts no duplex shall be constructed on any lot area having less than 75 feet of frontage on a publ ic street, with the lot area itself to contain a minimum of 7,500 square feet of land. In "D" Districts the land coverage shall not exceed 50% of the available land area; in an "M" District it may include all of the available land area (with off-street parking to be included in such land coverage); in "P-2" Districts, as to classrooms and other buildings not classified as living quarters or dormitories, it may include 80% of the avail- able land area; in "P-2" Districts, as to dormitories, the floor area shall not exceed two times the available land area, with the basement to be included in the floor area; in "C" Districts, the land coverage may contain 100% (including off- street parking) of the available land area; and "I" Districts may contain 100% (including off-street parking) of the available land area.
