126 <br /> <br />ORDINANCE NO, 1981-56 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT <br />ORDINANCE WHICH REGULATES AND RESTRICTS THE LO- <br />CATION AND USE OF BUILDINGS, STRUCTURES AND LAND, <br />DATED SEPTEMBER 29, 1980 (VOL. 54) BY CHANGING <br />THE ZONING OF PART OF LOT NO. 3 AND LOT NOS. 4 <br />AND 5 IN BLOCK NO. 2 OF THE CAMP ADDITION, AND <br />PART OF LOT NO. 14 AND PART OF LOT NO. 15 IN THE <br />BLANKENSHIP AND CARRUTHERS ADDITION, A/K/A 833 <br />RANCH ROAD #12, FROM "R-l" (SINGLE-FAMILY RESI- <br />DENTIAL DWELLING DISTRICT) TO "OP'" (OFFICE-PRO- <br />FESSIONAL DISTRICT). <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: <br />That the following described piece of real property located in San <br />Marcos, Hays County, Texas, which is presently zoned "R-l" (Single- <br />Family Residential Dwelling District) henceforth shall be rezoned, <br />such rezoning to be effective after legal passage of this Ordinance <br />and publication in a newspaper of general circulation in the area. <br /> <br />Part of Lot No. 3 and Lot Nos. 4 and 5 in Block <br />No. 2 of the Camp Addition, and part of Lot No. <br />14 and part of Lot No. 15 in the Blankenship and <br />Carruthers Addition, further described by metes <br />and bounds as follows: <br /> <br />BEGINNING at an old iron pipe for the West corner <br />of Lot 5, Block 2 of the N. L. Camp Addition, the <br />North corner Of the Blankenship and Carruthers Ad- <br />dition as recorded in Volume 56, Page 460 of the <br />Hays County Deed Records and being on the Southeast <br />line of that tract of land conveyed to Elliott by <br />deed recorded in Volume 167, Page 209 of the Hays <br />County Deed Records, from said pipe a 29" live oak <br />tree bears N. 59 deg. 14' E. 58.0 feet; <br /> <br />THENCE with the common line of the Elliott tract <br />and the Northwest line of Lot 5 and this tract N. <br />43 deg. 30' E. 90.63 feet to a point for the North <br />corner of this tract in the curving Southwest line <br />of Ranch Highway No. 12, as evidenced by highway <br />monuments found; <br /> <br />THENCE with the left breaking curve of the said <br />highway having the following characteristics: <br />central angle = 10 deg. 46' 05", radius = 613.21 <br />feet, arc length = 115.25 feet, tangent length = <br />57.79 feet, and a chord which bears S. 53 deg. 41' <br />40" E. 115.08 'feet to a 1/2" iron rod set in con- <br />crete for the East corner of this tract and the <br />North corner of Franklin Square, a townhouse de- <br />velopment recorded in Volume 1, Page 317; <br /> <br />THENCE leaving the highway with the Northwest line <br />of Franklin Square S. 46 deg. 02' W. 109.96 feet to <br />a 1/2" iron rod set in concrete for the South corner <br />of this tract and the West corner of Franklin Square <br />and on the common line of Camp Addition and Blanken- <br />ship and Carruthers Addition as recognized and used; <br /> <br />THENCE with said common line S. 43 deg. 58' E. 26.20 <br />feet to a copper pipe in rock for an interior corner; <br /> <br /> <br />
