175' ORDINANCE NO. 181-65 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN M~RCOS, TEXAS, AMENDING SECTION 3 OF THAT ORDINANCE ~ICH REGULATES AND RESTRICTS THE LOCATION AND USE OF BUILDINGS, STRUCTURES AND LAND, DATED SEPTEMBER 29, 1980 (VOL. 54) BY ZONING 53.93 ACRES OUT OF THE JUAN MARTIN VERAMENDI SURVEY NUMBER ONE, LOCATED ON I.H.35 SOUTH, FROM "AO" (AGRICULTURAL OPEN-SPACE DIS- TRICT) TO "L-I" (LIGHT INDUSTRIAL DISTRICT). BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. That the following described piece of real property lo- cated in San Marcos, Hays County, Texas, which was classified "AO" (Agricultural Open-Space District) upon its annexation to the City of San Marcos on June 8, 1981, henceforth shall be rezoned as folloWs: 53.93 acres of land situated in the Juan Martin Veramendi Survey N~mber One, Hays County, Texas, and being described by metes and bounds as fol- lows: BEGINNING at the South corner of the tract herein described, said corner being in the Northwest right- of-way line of Interstate Highway No. 35 and situated N. 44° 51' E. 3,974.0 feet from a concrete monument at the intersection of said Northwest line and the Northeast right-of-way line of McCarty Lane; THENCE, with the fenced common boundary of the land herein described and the land Southwest of and adja- cent thereto, N. 44° 33' W. 1,448.3 feet to the South- east right-of-way line of the M.K.&T. RR.; THENCE, with said railroad right-of-way line, N. 47° 55' E. 1,669.8 feet to the West corner of Thermon Industrial Park; THENCE, with the Southwest line of Thermon Industrial Park, plat of said park being recorded in Volume 1, Page 121 of the Map Records of said County, S. 45° 01' E. 1,359.0 feet to the Northwest right-of-way line of Interstate Highway No. 35; THENCE, with said Northwest line, S. 44° 51' W. 1,679.3 feet to the PLACE OF BEGINNING, all corners of the tract herein described being marked with iron stakes and containing 53.93 acres of land. The land herein described is that same land conveyed by W. P. Donaldson, Jr. to Thermon Industrial Corpora- tion, hereinafter known as Indeco Corporation by deed dated September 19, 1980 and recorded in Volume 347 at Page 629 of the Deed Records of said County. Indeco Corporation has sold 13.03 acres of the above-described land to Chisos Investments (a partnership), located on I.H.35 South, to be zoned "L-I" (Light Industrial Dis- trict). SECTION 2. That this Ordinance shall be in full force and effect ten (10) days from and after passage and publication in a newspaper of general circulation in the area.
