<br />I <br /> <br />ORDINANCE NO. 2006- 64 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MAROCS, TEXAS, APPROVING AN AMENDMENT TO THE FUTURE <br />LAND USE MAP FROM uHr' HEAVY INDUSTRIAL DISTRICf TO "HC" <br />HEA VY COMMERCIAL DISTRICT, FOR AN 8.22 ACRE, MORE OR LESS, <br />TRACT OF LAND LOCATED AT 1942 IH-35 SOUTH; FOR AMENDING <br />THE OFFICIAL ZONING MAP OF THE CITY BY REZONING THIS TRACT <br />FROM "HI" HEAVY INDUSTRIAL DISTRICT TO "HC" HEA VY <br />COMMERCIAL DISTRICT; INCLUDING PROCEDURAL PROVISIONS; <br />AND PROVIDING FOR PENALTIES. <br /> <br />REcrr ALS: <br /> <br />1. On October 24, 2006, the City Planning and Zoning Commission of the City of San <br />Marcos held a public hearing regarding a request to change the Future Land Use Map of the San <br />Marcos Horizons City Ma:J"ter Plan from "HI" Heavy Industrial District to "HC' Heavy <br />Commercial District for an 8.22 acre, more or less, tract of land located at 1942 IH-35 South. <br /> <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission <br />considered and voted to approve the requests on October 24, 2006, and recommended that the <br />requests be approved by the City Council. <br /> <br />I <br /> <br />3. The City Council held a public hearing on December 11,2006. , regarding the <br />requests. <br /> <br />4. All requirements of Chapler 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments ha ve been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of [he following <br />ordinance is in the interest of the public heahh, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS. <br />TEXAS: <br /> <br />SECTION 1.
