<br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SAN
<br />MARCOS, TEXAS, AMENDING THE FUTURE LAND USE MAP
<br />OF THE MASTER PLAN OF THE CITY FROM COMMERCIAL TO
<br />LOW DENSITY RESIDENTIAL FOR 0.255 ACRES, MORE OR LESS, OF
<br />LAND AREA IN THE J. M. VERAMENDI SURVEY NO. ONE, IN THE
<br />CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, LOCATED AT 303
<br />PARKER DRIVE AND DECLARING AN EFFECTIVE DATE.
<br />
<br />WHEREAS, on July 17, 1990, the Joint Planning and Zoning
<br />Commissions held a public hearing regarding a request to amend the
<br />Future Land Use Map of the Master Plan from Commercial
<br />to Low Density Residential for 0.255 acres more or less, of land area
<br />in the J.M. Veramendi Survey No. One, San Marcos Business Park, San
<br />Marcos, Hays County, Texas, located at 303 Parker Drive~ and,
<br />
<br />WHEREAS, subsequent to the public hearing on that date, the
<br />Commissions did, on July 17, 1990, consider the request and
<br />voted to approve it and have recommended that the request be
<br />approved by the City Council of the City~ and,
<br />
<br />WHEREAS, the City Council held a public hearing on the 10th day
<br />of September, 1990, regarding such request~ and,
<br />
<br />WHEREAS, all requirements of the Master Plan pertaining to
<br />amendments have been met~ and,
<br />
<br />WHEREAS, the City Council hereby finds and determines that the
<br />adoption of the following resolution is in the interest of the public
<br />health, morals, welfare and safety~ now, therefore,
<br />
<br />BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS:
<br />
<br />PART 1. That the following described tract of real property
<br />located at 303 Parker Drive, San Marcås, Hays County, Texas, which is
<br />in an area shown on the Future Land Use Map of the Master Plan of the
<br />City of San Marcos as Low Density Residential shall be
<br />shown on that map as Commercial:
<br />
<br />Description of 0.255 Acre, more or less, of Land area in the
<br />J.M. Veramendi Survey No. One San Marcos, Hays County, Texas
<br />being all of that Tract described in a Deed from Antonio G.
<br />Acosta, ET UX, to John T. Polanco, Jr. Dated July 21, 1970 and
<br />recorded in Volume 237, Page 623, of the Hays County Deed
<br />Records and being more particularly described by Metes and
<br />Bounds as follows:

<br />BEGINNING at an iron pipe found in the East line of Parker Drive
<br />for the Southwest corner of the Polanco, Jr. tract and the
<br />Northwest corner of the 0.23 acre tract of land described in a
<br />deed from Walter Feltner, et ux, to Baltazar Sanchez dated
<br />January 12, 1957 and recorded in Volume 170, Page 101 of the
<br />Hays County Deed Records as shown on plat number 20464-81-c
<br />dated June 1, 1981 as prepared for J.T. Polanco by James E. Byrn
<br />and Associates of San Marcos, Texas~
<br />
<br />THENCE with the common line of the Polanco, Jr. tract and Parker
<br />Drive, North 05 degrees 00' East, 88.09 feet to an iron pipe
<br />found for the Northwest corner of the Polanco, Jr. tract and for
<br />the apparent Southwest corner of a 15 foot utility easement
<br />referred to in a deed from Walter Feltner, et ux, to Edovijes
<br />II, Silguero, et ux, dated October 24, 1966 and recorded in
<br />Volume 214, Page 282 of the Hays County Deed Records~
<br />
<br />THENCE with the common line of the Polanco, Jr. tract and the
<br />apparent 15 foot easement, South 85 degrees 00' 45" East, 126.08
<br />feet to a 1/2 inch iron rod found for the Northeast corner of
<br />the Polanco, Jr. tract~
<br />
<br />THENCE with the East line of the Polanco, Jr. tract, South 05
<br />degrees 00' 22" West, 87.82 feet to an iron pipe found for the
<br />Southeast corner of the Polanco, Jr. tract and the Northeast
<br />corner of the aforereferenced Sanchez tract~
