<br />73 <br /> <br />a <br />~ ORDINANCE 1986-21 <br />1 <br /> <br /> <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SAN MARCOS, TEXAS AMENDING SECTION 27 OF THE <br />~ ZONING ORDINANCE BY THE ADDITION OF SECTION G <br />PROVIDING MOBILE HOME STANDARDS FOR MR DISTRICTS <br />AND ESTABLISHING AN EFFECTIVE DATE. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS: <br /> <br />SECTION 1. That Section 27 of Appendix A of the <br />General Zoning Ordinance of the City of San Marcos is hereby <br />amended by the addition of Subsection G. to read as follows: <br /> <br /> <br />1". Sectiop2T. MR Mobile Home apdResidentiaI Dist:t~ict.. <br />N <br />fa G. Mobile Home Standards: The installation, occupancy, and <br />Lb maintenance of mobile homes in the MR district shall be <br />subject to the following provisions. <br /> <br />1. Mobile homes shall have no outside horizontal dimension <br />less tha..n 16 feet, except for original extensions or <br />subsequent additions containing less than 50 percent of <br />the total enclosed floor area. <br /> <br />2. The exterior siding material, excluding skirting, shall <br />be non-metaIic. <br /> <br />3. Mobile homes shall be of adequate quality and safe <br />design, as certified by a label stating that the unit <br />is constructed in conformance with the federal Mobile <br />Home Construction and Safety Standards in effect on the <br />date of manufacture. A mobile home without such <br />certification, but meeting all other requirements, may <br />be accepted as of safe and quality construction <br />provided it meets the following criteria: <br /> <br />a. All electrical materials, devices, appliances, and <br />electrical equipment are in sound and safe <br />condition. Aluminum conductors are not <br />acceptable. <br /> <br />b. All mechanical systems, including space and water <br />heating, are in sound and safe condition. <br /> <br /> <br />c. All plumbing, gas piping, and wastewater systems <br />are in sound and safe condition. <br /> <br />d. The unit is in sound and safe structural <br />condition. Uncompressed finish floorings greater <br />than 1/8 inch in thickness beneath load-bearing <br />walls which are fastened to the floor structure <br />are not acceptable. Ivlobile homes which have show <br />signs of fire damage, are not acceptable. <br /> <br />e. The determination of the foregoing acceptance of <br />any noncertified unit shall be made jointly by the <br />Building Official and Fire Marshal. <br /> <br />4. Mobile homes shall be installed in accordance with the <br />following criteria: <br /> <br />a. The frame shall be supported by, and tied to, a <br />foundation system capable of safely supporting the <br />loads imposed as determined from the character of <br />the soil. The minimum acceptable foundation <br />design shall be a series of eight-inch grout- <br />filled concrete block piers spaced no more than <br />eight feet on center and bearing on 12" x 12" <br />solid concete footings.
