COMBS <br /> ADDITION, AS RECORDED IN VOLUME 42, PAGE <br />\ 332 OF THE DEED RECORDS OF HAYS COUNTY~ <br /> TEXAS, A/K/A 608 VALLEY FROM "M" (SINGLE, <br /> DUPLEX, AND NEIGHBORHOOD BUSINESSES <br /> DISTRICT) TO IIR-2" (SINGLE FAMILY <br /> DWELLING DISTRICT)¡ AMENDING THE FUTURE <br /> LAND U~E PLAN (MAP) OF THE MASTER PLAN OF <br /> SAID CITY¡ AND DECLARING AN EMERGENCY. <br /> BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN <br /> MARCOS, TEXAS: <br /> SECTION 1. That the following described tract of <br /> real property located in San Marcos, Hays County, Texas, <br /> which is presently zoned "M" (Single, Duplex and <br /> Neighborhood Businesses District) henceforth shall be <br /> rezoned "R-2" (Single Family Dwelling District). <br /> All that certain real property situated in the City <br /> of San Marcos in Hays County, Texas, being a part <br /> of Lot Six (6) and Seven (7) in Block No. Seven (7) <br /> of the D.S. Combs Addition to the said City of San <br /> Marcos, as recorded in Volume 42, Page 332 of the <br /> Deed Records of Hays County, Texas, which may be <br /> more particularly described by metes and bounds as <br /> follows: <br /> BEGINNING at a point in the northwest line of <br /> Valley Street, which point bears S45°W 148.83 feet <br /> from the intersection of Valley and Herndon <br /> Streets, which intersection is the east corner of <br /> said Block No. Seven (7) ¡ <br /> THENCE at right angles to Valley Street, N45°W <br /> lll.ll feet, more or less, to the southeast line of <br /> property conveyed to T.C. Johnson, Jr., by Isiah <br /> Pierce¡ <br /> THENCE with the southeast line of the said T.C. <br /> Johnson, Jr., property, N45°E, 50 feet to a point <br /> for the western most corner of the property here <br /> conveyed¡ <br /> THENCE S45°E 111.11 feet, more or less, to a point <br /> on the northwest line of Valley Street; <br /> THENCE with the northwest line of Valley Street, <br /> S45°W, 50 feet to the PLACE OF BEGINNING. <br /> The property here conveyed is part of the same <br /> property described in and conveyed by deed from <br /> T.C. Johnson, Jr., to Charles Matts, which deed is <br /> dated November 8, 1923, and is recorded in Volume <br /> 86, Pages 205-206 of the Deed Records of Hays <br /> County, Texas. <br />
