VERAMENDI LEAGUE, SURVEY NO.2, CITY ;Ñ OF SAN MARCOS, HAYS COUNTY, TEXAS, BEING A roRTION OF '"\.I THAT 0.82 ACRE TRACT CONVEYED FROM JAMES W. GARY ET OX :;:} 'IO HUMBLE OIL AND REFININ3 COMPANY BY DEED DATED C\ JANUARY 4, 1929 AS RECORDED IN IDLUME97, PAGE 454 OF THE HAYS COUNTY DEED RECORDS, A/K/A/ 1700 OLD roST ROAD FROM "PD" (PRE-DEVEIDPMENT DISTRICT) 'IO "c" (COMMERCIAL DIS'IRICT); AMENDIN3 THE FUTURE LAND USE PLAN (MAP) OF THE MASTER PLAN OF SAID CITY AND DECLARING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. That the following tract of real property located in San Marcos, Hays County, Texas, which was classified "PD" (Pre-Develop- ment District) upon its annexation to the City of San Marcos, on June 25, 1957 (Wast Part) and May 26, 1981 (East Part), henceforth shall be zoned as "c" (Cormœrcia1 District). 0.41 ACRES, MORE OR LESS, OF LAND AREA IN THE J.M. VERAMENDI LEAGUE, EURVEY NO.2 CITY OF SAN MARCOS, HAYS COUNTY TEXAS, BEIN3 A roRTION OF THAT 0.82 ACRE TRACT CONVEYED FROM JAMES W. GARY ET OX 'IO HUMBLE OIL AND REFINING COMPANY BY DEED DATED JANUARY 4, 1929 AS RECORDED IN IDLUME 97, PAGE 454 OF THE HAYS COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DEOCRIBED BE METES AND roUNDS AS FOLLOWS: COMMENCIN3. at an iron pipe found near a fence corner post for the west corner of the Humble 0.82 acre tract being in the southeast right-of-way of Post Road and the north corner of that 36.99 acre tract conveyed from Blue Ebnnet Blanket Mill, Inc. to Ebllman Ind. of Texas by deed dated June 30, 1947 as recorded in Volume 139, Page 82 of the Hays County Deed Records; THENCE leaving the Ebllman Industries tract with the northwest line of the Humble 0.82 acre tract same being the southeast line of Post Road N46°00'12"E 149.79 feet to an iron rod set and PLACE OF BEGINNING; THENCE leaving the PLACE OF BEGINNIl\G, as shown on that plat prepared for Bill Crafton by Dabney-Byrn & Associates of San Marcos, Texas dated April 19, 1984 and numbered 41521-84-a, and continuing with the cormnon line of the Humble 0.82 acre tract and Post Road N46°00' 12"E 149.79 feet to a 2~' galvanized steel post found near a fence corner for the north corner of the Humble 0.82 acre tract and this tract being the west corner of that 2.59 acre tract conveyed fram Cone Mills Corporation to Clovis R. Barker and J. Garland Warren by deed date July 21, 1980 as recorded in Volume 345, Page 370 of the Hays County Deed Records; THENCE leaving Post Road with the corrrnon line of the Humble 0.82 acre tract and the Barker and Warren 2.59 acre tract S44°58'36"E 116.92 feet to a copper rod found in concrete from which the south corner of the Barker and Warren 2.59 acre tract bears S44°58'36"E 3.04 feet pass at 116.0 feet a chain link fence and from said corner the centerline of the existing tract bears S44°54'52T1E approximately 48.2 feet and the record line of the Railroad right-of-way according to a deed fram Henry W. Dixon to the International Railroad Co. dated January 22, 1872 and recorded in Volume H, Page 61 bears S44 °54' 52"E approximately 13.0 feet; THENCE leaving the Barker and Warren 2.59 acre tract with southeast line of the Humble 0.82 acre tract S45°18'35"W
