<br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
<br /> SAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT
<br /> ORDINANCE WHICH REGULATES AND RESTRICTS THE LO-
<br /> CATION AND USE OF BUILDINGS, STRUCTURES AND LAND,
<br /> DATED SEPTEMBER 29, 1980 (VOL. 54) BY ZONING
<br /> 1.885 ACRES, MORE OR LESS, OUT OF THE J. M. VERA-
<br /> MENDI LEAGUE NO. ONE, HAYS COUNTY, TEXAS, A/K/A
<br /> 226 WONDER WORLD DRIVE, FROM "AO" (AGRICULTURAL-
<br /> OPEN SPACE DISTRICT) TO "LI" (LIGHT INDUSTRIAL
<br /> DISTRICT).
<br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS:
<br />SECTION 1. That the following described parcel of real property lo-
<br />cated in San Marcos, Hays County, Texas, which was classified "AO"
<br />(Agricultural-Open Space District) upon its annexation to the City
<br />of San Marcos on November 24, 1980 (henceforth shall be zoned as
<br />follows:
<br />1.885 acres, more or less, out of the J. M. Veramendi League No. One,
<br />Hays County, Texas; also being out of a 70.21 acre tract of land con-
<br />veyed from Robert G. Williams, et ux, to San Marcos Investments, In c. ,
<br />by deed recorded in Volume 265, Page 201, of the Deed Records of Hays
<br />County, Texas; said 1.885 acre tract being located along the West side
<br />of F.R. Highway No. 3407, or Wonder World Drive, approximately 1.8 miles
<br />Southwesterly from the Hays County Courthouse, and being more particu-
<br />larly described as follows:
<br />BEGINNING at an iron pin found in the proposed Southwesterly right-of-
<br />way line of F.R. Highway No. 3407, or Wonder World Drive, such iron pin
<br />being the most Easterly corner of a 1.885 acre tract conveyed from San
<br />Marcos Investments, Inc., to Du-Mor Enterprises as recorded in Volume
<br />316, Page 458, of the Deed Records of Hays County, Texas; such beginning
<br />iron pin also being located by a traverse S. 45° 001 00" E., a distance
<br />of 1055.03 feet along the centerline of F.R. Highway No. 3407 or Wonder
<br />Worl~ Drive, <;md S. 45° 00' 00" W., a distance of 50.00 feet from an iron pin found at
<br />the mtersect1on of the centerline of F.R. Highway No. 3407 or Wonder World Drive and
<br />the East line of Farm to Market Road 2439 (F .M. 2439), or Hunter Road, and described as
<br />the beginning point for the description of the above said 70.21 acre tract;
<br />THENCE, S. 45° 001 00" E., a distance of 200.00 feet along the proposed
<br />Northwesterly right-of-way line of F.R. Highway No. 3407 or Wonder World
<br />Drive to a set iron pin;
<br />THENCE, S. 45° 001 00" W., a distance of 410.60 feet to a set iron pin;
<br />THENCE, N. 45° 00' 00" W., a distance of 200.00 feet to an iron pin
<br />found at the most Southerly corner of the Du-Mor Tract;
<br />THENCE, N. 45° 00' 00" E., a distance of 410.60 feet to the point of
<br />BEGINNING.
<br />FURTHERMORE, San Marcos Investments, Inc. establishes across the 200.00
<br />foot width of the above-described 1.885 acre tract a 10 foot wide sani-
<br />tary sewer easement for the purpose of installing and maintaining a sewer
<br />line as a part of the municipal sewer system of the City of San Marcos
<br />with edge of such 10 foot easement lying along the proposed right-of-way
<br />line of F.R. Highway No. 3407 or Wonder World Drive, a/k/a 226 Wonder
<br />World Drive, to be zoned "LI" (Light Industrial District).
