<br /> 60 <br /> ORDINANCE 1984-18 <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br /> OF SAN MARCOS, TEXAS, AMENDING SECTION 3 OF <br /> THAT ORDINANCE WHICH REGULATES AND RESTRICTS <br /> THE LOCATION AND USE OF BUILDINGS, STRUCTURES <br /> AND LAND, DATED SEPTEMBER 29, 1980 (VOL. 54) <br /> BY ZONING 19.9 ACRES, MORE OR LESS, OF LAND IN <br /> THE J. M. VERAMENDI LEAGUE NO. ONE, HAYS COUNTY, <br /> TEXAS, AND BEING A PART OF 219.07 ACRES DESCRIBED <br /> IN A DEED FROM W. C. CARSON TO SAN MARCOS BUSINESS <br /> PARK BY DEED DATED JUNE 3, 1983 AND RECORDED IN <br /> VOLUME 394, PAGE 895, HAYS COUNTY DEED RECORDS, <br /> A/K/A 2005 HUNTER ROAD, FROM "AO" (AGRICULTURAL- <br /> OPEN SPACE DISTRICT) TO "c" (COMMERCIAL DISTRICT). <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: <br />SECTION 1. That the following described parcel of real property lo- <br />cated in San Marcos, Hays County, Texas, which was classified "AO" <br />(Agricultural-Open Space District) upon its annexation to the City <br />of San Marcos on November 24, 1980, henceforth shall be zoned as <br />follows: <br />19.9 acres, more or less, of land in the J. M. Veramendi League No. <br />One, Hays County, Texas, and being a part of 219.07 acres described <br />in a Deed from W. C. Carson to San Marcos Business Park by ~eed dated <br />June 3, 1983 and recorded in Volume 394, Page 895, Hays County Deed <br />Records, and is more particularly described by metes and bounds as <br />follows: <br />COMMENCING at the intersection of the Southeast line of F.M. #2439 <br />(Hunter Road) and the Northeast line of F.M. #3407 (Wonder World <br />Drive - formerly Redwood Road); <br />THENCE with the common line of F.M. #2439 and the San Marcos Business <br />Park tract N. 19° 19' 07" E. 461.18 feet to a point for the West corner <br />and PLACE OF BEGINNING of the herein described tract; <br />THENCE leaving the PLACE OF BEGINNING and continuing with the common <br />line of F.M. #2439 and the San Marcos Business Park tract, the follow- <br />ing two courses: <br /> 1. N. 19° 191 07" E. 350.14 feet to a point and <br /> 2. with a right-breaking curve having the following <br /> characteristics: central angle = 13° 351 48", <br /> radius = 1222.55, arc length = 290.12, and a chord <br /> which bears N. 26° 071 01" E. 289.44 feet to a <br /> point for the North corner of this tract; <br />THENCE leaving F.M. #2439 with the Northeast line of the San Marcos <br />Business Park tract, the following four courses: <br /> 1. S. 39° 43' 34" E. 236.07 feet to a point, <br /> 2. N. 44° 15' 48" E. 100.49 feet to a point, <br /> 3. S. 46° 311 52" E. 131. 20 feet to a point, and <br /> 4. N. 43° 491 23" E. 209.81 feet to a point; <br />THENCE entering the San Marcos Business Park tract S. 46° 18' 24" E. <br />800.33 feet to a point for the East corner of this tract; <br />THENCE S. 43° 29' 06" W. 879.00 feet to a point for the South corner <br />of this tract; <br />
