<br /> OF SAN MARCOS, TEXAS, AMENDING SECTION 3 OF
<br /> THAT ORDINANCE WHICH REGULATES AND RESTRICTS
<br /> THE LOCATION AND USE OF BUILDINGS, STRUCTURES
<br /> AND LAND, DATED SEPTEMBER 29, 1980 (VOL. 54)
<br /> BY ZONING 4.44 ACRES OF LAND OUT OF THE J. M.
<br /> VERAMENDI LEAGUE NO. 2 IN HAYS COUNTY, TEXAS,
<br /> AND BEING A PART OF THAT CERTAIN TRACT OF LAND
<br /> DESCRIBED IN A DEED TO ROBERT J. JENKINS OF
<br /> RECORD IN VOLUME 83, PAGE 317, DEED RECORDS
<br /> OF HAYS COUNTY, TEXAS, SAME ALSO BEING A POR-
<br /> TION OF THAT CERTAIN TRACT OF LAND REFERRED TO
<br /> IN CAUSE NO. 3591, PROBATE RECORDS OF HAYS
<br /> COUNTY, TEXAS, IN FAVOR OF JACK HERMAN WELGE,
<br /> A/K/A 510 UHLAND ROAD/1615 AQUARENA SPRINGS,
<br /> FROM "R-l" (SINGLE-FAMILY DWELLING DISTRICT)
<br /> TO "D" (MULTI-FAMILY DWELLING DISTRICT).
<br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS:
<br />SECTION 1. That the following described parcel of real property lo-
<br />cated in San Marcos, Hays County, Texas, which is presently zoned
<br />"R-l" (Single-Family Dwelling District) henceforth shall be rezoned
<br />as follows:
<br />4.44 acres of land out of the J. M. Veramendi League No. 2 in Hays
<br />County, Texas, and being a part of that certain tract of land des-
<br />cribed in a Deed to Robert J. Jenkins of record in Volume 83, Page
<br />317, Deed Records of Hays County, Texas, same also being a portion
<br />of that certain tract of land referred to in Cause No. 3591, Probate
<br />Records of Hays County, Texas, in favor of Jack Herman Welge, said
<br />4.44 acres of land being more particularly described by metes and
<br />bounds as follows:
<br />BEGINNING at an old wood fence corner post in the Southwest line of
<br />Uhland Road, for the most Northerly corner of said Jenkins tract, and
<br />the most Easterly corner of that certain tract of land described in a
<br />Deed to Herman Korff, of record in Volume 228, Page 366, Deed Records
<br />of Hays County, Texas, same being the most Northerly corner hereof;
<br />THENCE, with the fenced Southwest line of Uhland Road, and the North-
<br />east line of said Jenkins tract as fenced, used and occupied on the
<br />ground, the following three (3) courses:
<br /> 1) S. 45° 02' 53" E. 307.88 feet to a fence post;
<br /> 2) S. 45° 191 01" E. 82.44 feet to a fence post; and
<br /> 3) S. 44° 591 47" E. 133.65 feet to an iron pin found in
<br />said fence at the most Easterly corner of said Jenkins tract, and
<br />the most Northerly corner of that certain tract of land described
<br />in a Deed to Leonard Parker of record in Volume 312, Page 682, Deed
<br />Records of Hays County, Texas, for the most Easterly corner hereof;
<br />THENCE, with the Southeast line of said Jenkins tract as fenced, used
<br />and occupied on the ground, and the Northwest line of said Parker
<br />tract, S. 45° 35' 30" W. 126.29 feet to a steel fence post for the
<br />Northerly corner of that certain tract of land described in a Deed
<br />to San Marcos Motel Company, of record in Volume 214, Page 451, Deed
<br />Records of Hays County, Texas, for an angle corner hereof;
<br />THENCE, continuing with the Southeast line of said Jenkins tract, as
<br />fenced, used and occupied on the ground, and with the Northwest line
<br />of said San Marcos Motel Co. tract, S. 46° 191 15" W. 176.27 feet to
<br />an iron pin found in said fence at the Northerly corner of that certain
