83 ORDINANCE 1983-19 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT ORDINANCE WHICH REGULATES AND RESTRICTS THE LO- CATION AND USE OF BUILDINGS, STRUCTURES AND LAND, DATED SEPTEMBER 29, 1980 (VOL. 54) BY CHANGING THE ZONING OF 16.00 ACRES OUT OF THE J. M. VERA- MENDI LEAGUE NO. 1 IN HAYS COUNTY, TEXAS, AND BEING A PART OF THAT CERTAIN TRACT OF LAND IN THE CITY OF SAN MARCOS, TEXAS, CONVEYED TO ISOM H. HALE IN VOLUME 324, PAGE 540 OF THE HAYS COUNTY DEED RECORDS (LOCATED ON REDWOOD ROAD), FROM "R-l" (SINGLE-FAMILY DWELLING DISTRICT) AND "R-2" (DUPLEX OR TWO-FAMILY DWELLING DISTRICT) TO "M" (SINGLE, DUPLEX, MULTIPLE FAMILY DWELLINGS AND NEIGHBORHOOD BUSINESS). BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. That the following described parcel of real property lo- cated in San Marcos, Hays County, Texas, which is presently zoned "R-l" (Single-Family Dwelling District) and "R-2" (Duplex or Two- Family Dwelling District) henceforth shall be rezoned as follows: Being 16.00 acres of land out of the J. M. Veramendi League No. 1, Hays County, Texas, and being a part of that certain tract of land in the City of San Marcos, Texas conveyed to Isom H. Hale in Volume 324, Page 540 of the Hays County Deed Records, and being more parti- cularly described as follows: BEGINNING at a point in the Northwest line of this tract of land herein being described, said point al- so being the most Southerly corner of the Owen B. Goodnight Jr. High School tract of land as conveyed to the San Marcos Independent School District; THENCE, N. 44° 46' E., a distance of 160.00 feet along the Southeast line of the said Owen B. Goodnight Jr. High School tract; THENCE, N. 89° 46' E., a distance of 21.68 feet to a point; THENCE, S. 45° 14' E., a distance of 150.78 feet to a point; THENCE, S. 33° 57' E., a distance of 282.34 feet to a point; THENCE, S. 57° 14' E., a distance of 75.69 feet to a point; THENCE, S. 32° 46' W., a distance of 120.00 feet to a point; THENCE, S. 11° 20' E., a distance of 69.62 feet to a point; THENCE, along the Southeast line of this tract of land herein being described, S. 44° 46' W., a distance of 1005.57 feet to a point, in the new right-of-way line of Redwood Road;
