<br />32. <br /> <br />ORDINANCE NO. 2005- 25 <br /> <br />Q <br />-<0 s: <br />0- )> <br />0~ ;;0 <br />SDO <= <br />:J,- W <br />3:m <br />s>>:o ~ <br />o ^ ~ <br />o <br />fI) <br /> <br />~ <br />~JJ <br />.r- <br />&m <br />~C <br />~ <br />3: <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SAN MARCOS, TEXAS, AMENDING THE OFFICIAL <br />ZONING MAP OF THE CITY BY REZONING A 0.319 ACRE, <br />MORE OR LESS, TRACT OF LAND LOCATED AT 511 <br />CENTRE STREET FROM "M" SINGLE-FAMILY, DUPLEX, <br />AND NEIGHBORHOOD BUSINESS DISTRICT TO "SF-6" <br />SINGLE-F AMIL Y DISTRICT; INCLUDING PROCEDURAL <br />PROVISIONS; AND PROVIDING FOR PENALTIES. <br /> <br />RECITALS: <br /> <br />1. On February 8, 2005, the Planning and Zoning Commission of the City of San Marcos <br />held a public hearing regarding a request to change the zoning from "M" Single-Family <br />Dwelling, Duplex, and Neighborhood District to "SF-6" Single-Family District for a 0.319 acre, <br />more or less, tract of land located at 511 Centre Street. <br /> <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission <br />did, on February 8, 2005 consider and vote to approve the request, and has recommended that the <br />request be approved by the City Council of the City. <br /> <br />3. The City Council held a public hearing on the 21st day of March <br />2005, regarding the request. <br /> <br />4. All requirements of Chapter 1, Development Procedures, and Chapter 4, Zoning <br />Regulations, of the City Land Development Code pertaining to zoning map amendments have <br />been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br /> <br />SECTION 1. The Official Zoning Map of the City, as described in Section 4.1.2.2 of the <br />City Land Development Code, is amended to rezone the following real property which is <br />presently zoned "M" Single-Family, Duplex, and Neighborhood Business District to "SF-6" <br />Single-Family District: <br /> <br />Street address: 511 Centre Street. <br /> <br />Legal description: Lot 3, Block 8 of the D.S. Combs Addition. <br /> <br />Size: 0.319 acre, more or less <br />
