<br /> <br /> <br />106 <br /> <br />ORDINANCE NO. 1982-10 <br /> <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT <br />ORDINANCE WHICH REGULATES AND RESTRICTS THE LO- <br />CATION AND USE OF BUILDINGS, STRUCTURES AND LAND, <br />DATED SEPTEMBER 29, 1980 (VOL. 54) BY ZONING 6.46 <br />ACRES OF LAND OUT OF THE J. M. VERAMENDI LEAGUE <br />NO. ONE, LOCATED ON THE NORTH SIDE OF WONDER WORLD <br />DRIVE AT THE INTERSECTION OF HUNTER ROAD AND WONDER <br />WORLD DRIVE, FROM "AO" (AGRICULTURAL OPEN-SPACE <br />DISTRICT) TO "OP" (OFFICE PROFESSIONAL DISTRICT) . <br /> <br />BE IT ORAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: <br /> <br />SECTION 1. That the following described parcel of real property 10- <br /> <br />cated in San Marcos, Hays County, Texas, which was classified "AO" <br /> <br />(Agricultural Open-Space District) upon its annexation to the City <br /> <br />of San Marcos on November 24, 1980, henceforth shall be zoned as fol- <br /> <br />low s : <br /> <br />6.46 acres of land in the J. M. Veramendi League No. One, Hays County, <br />Texas, being herein identified as Tract No. 5 and being a part of the <br />original 41.24 acre tract of land conveyed in a deed from Mrs. Lona F. <br />Forgy to C. D. Moore and recorded in Volume 127, Page 156, Hays County <br />Deed Records, said 41.24 acre tract of land being the same land described <br />as Tract No.1, in a deed from C. D. Moore, et ux, to Wayne Moore, dated <br />August 11, 1964, and recorded in Volume 202, Page 206, Hays County Deed <br />Records; <br /> <br />COMMENCING at an iron pipe that marks the intersection of the South- <br />east line of F. M. #2439 (Hunter Road) and the Northeast line of F. M. <br />#3407 (Wonder World Drive - formerly Redwood Road) ; <br /> <br />THENCE, S. 460 17' 00" E., along the Northeast line of F. M. #3407, a <br />distance of 1069.71 feet to a fence post set in concrete; <br /> <br />THENCE, N. 430 29' 06" E., a distance of 420.00 feet to a point, said <br />point marks the most Easterly corner of an 11.22 acre parcel of land <br />identified as Parcel No.4, and the most Southerly corner of the here- <br />in described parcel and is the beginning point of this description; <br /> <br />THENCE, N. 460 17' 00" W., along a line parallel to and 420.00 feet <br />Northeast of the Northeast line of F. M. #3407, a distance of 320.00 <br />feet to a point, said point being the most Westerly corner of the <br />herein described Tract No.5; <br /> <br />THENCE, N. 430 29' 06" E., a distance of 879.00 feet to a point, said <br />point being the most Northerly corner of the parcel herein described; <br /> <br />THENCE, S. 46" 18' 24" E., a distance of 320.00 feet to an iron pin, <br />said iron pin marks the most Easterly corner of the herein described <br />parcel i <br /> <br />THENCE, S. 430 29' 06" W., a distance of 879.13 feet to a point, said <br />point being the beginning point of this description, located on the <br />North side of Wonder World Drive at the intersection of Hunter Road <br />and Wonder World Drive, to be zoned "OP" (Office Professional District) . <br /> <br />SECTION 2. That this Ordinance shall be in full force and effect ten <br /> <br />(10) days from and after passage and publication in a newspaper of <br /> <br />general circulation in the area. <br />
