<br />ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
<br />SAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT
<br />ORDINANCE WHICH REGULATES AND RESTRICTS THE LO-
<br />CATION AND USE OF BUILDINGS, STRUCTURES AND LAND,
<br />:'DATED SEPTEMBER 29, 1980 (VOL. 54) BY CHANGING
<br />THE ZONING OF 0.4145 ACRES OF LAND, BEING A POR-
<br />TION OF LOTS 4, 5, 6 AND 7 OUT OF THE W. O. MEIN-
<br />ERS FIRST SURBURBAN ADDITION, LOCATED AT THE INTER-
<br />SECTION OF LOOP 82 AND ZUNKER STREET, FROM "R-l"
<br />(SINGLE-FAMILY DWELLING DISTRICT) TO "M" (SINGLE,
<br />DUPLEX, MULTI-FAMILY DWELLINGS AND NEIGHBORHOOD
<br />BUSINESSES) .

<br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS:
<br />
<br />SECTION 1. That the following described parcel of real property 10-
<br />
<br />cated in San Marcos, Hays County, Texas, which is presently zoned
<br />
<br />"R-l" (Single-Family Dwelling District) henceforth shall be rezoned
<br />
<br />as follows:
<br />
<br />0.4145 acres of land area, being a portion of Lots 4, 5, 6 and 7
<br />out of the W. O. Meiners First Surburban Addition to the City of
<br />San Marcos, Hays County, Texas, as recorded in Volume 89, Page 289
<br />of the Hays County Deed Records and being more particularly described
<br />by metes and bounds as follows:
<br />
<br />BEGINNING at an iron pipe found at the intersection of the South line
<br />of San Marcos Business Route of Highway Number 81, and the Southwest
<br />line of the present Zunker Street, same being the West corner of that
<br />strip of land conveyed by Charles A. Zunker, et ux, to the City of San
<br />Marcos, by deed dated May 30, 1956 and recorded in Volume 168, Page
<br />199 of the Hays County Deed Records, for the Northeast corner of the
<br />tract herein described;
<br />
<br />THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered
<br />931-1-b as prepared for Dr. Delbert Domstead by James E. Byrn and As-
<br />sociates of San Marcos, Texas with the Southwest line of said present
<br />Zunker Street, same being the Southwest line of the said City of San
<br />Marcos strip of land, S. 440 56' 03" E. 125.11 feet to a scratch mark
<br />on a concrete curb for the East corner of this tract, pass at 5.24 feet
<br />an iron pipe found in the common line of Lots 5 and 6 of the aforere-
<br />ferenced W. O. Meiners Addition, and pass at 65.11 feet an iron rod
<br />found in the common line of Lots 6 and 7;
<br />
<br />THENCE with the common line of Lots 7 and 8 S. 440 48' 06" W. 105.04
<br />feet to an iron pipe found for the common corner of Lots 7 and 8, and
<br />in the Northeast line of that "Tract Number Two" conveyed by F. C.
<br />Davis to Charles A. Zunker by deed dated May 31, 1946 and recorded
<br />in Volume 135, Page 34 of the Hays County Deed Records;
<br />
<br />THENCE with the common line of Lots 7, 6, 5 and 4 and the Northeast
<br />line of that "Tract Number Two", N. 450 00' W. 218.40 feet to an iron
<br />pipe found at the intersection of the South line of the San Marcos
<br />Business Route of Highway Number 81, and the Southwest line of Lot
<br />4, and for the North corner of said Zunker "Tract Number Two", pass
<br />at 60.01 feet an iron pipe found at the common corner of Lots 7 and
<br />6, pass at 120.01 feet an iron pipe found at the common corner of Lots
<br />6 and 5, and pass at 180.05 feet an iron pipe found at the common cor-
<br />ner of Lots 5 and 4;
<br />
<br />THENCE with the South line of the San Marcos Business Route of Highway
<br />Number 81, N. 860 27' 09" E. 140.34 feet to the PLACE OF BEGINNING,
<br />pass at 57.51 feet an iron pipe found in the common line of Lots 4 and
