<br />ORDINANCE NO. 2007- 19 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MAROCS, TEXAS, APPROVING AN AMENDMENT TO THE FUTURE <br />LAND USE MAP FROM COMMERCIAL TO LOW DENSITY <br />RESIDENTIAL, FOR AN 1.703 ACRE, MORE OR LESS, TRACT OF LAND <br />LOCATED AT 1100 PROSPECT STREET; FOR AMENDING THE OFFICIAL <br />ZONING MAP OF THE CITY BY REZONING THIS TRACT FROM "D" <br />DUPLEX DISTRICT TO "SF-6" SINGLE FAMILY DISTRICT; INCLUDING <br />PROCEDURAL PROVISIONS; AND PROVIDING FOR PENALTIES. <br /> <br />RECIT ALS: <br /> <br />1. On October 10, 2006, the City Planning and Zoning Commission of the City of San <br />Marcos held a public hearing regarding a request to change the Future Land Use Map of the San <br />Marcos Horizons City Master Plan from Commercial to Low Density Residential, and a <br />concurrent request to change the zoning from "D" Duplex District to "SF-6" Single Family <br />District for an 1.703 acre, more or less, tract of land located at 1100 Prospect Street. <br /> <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission <br />considered and voted to approve the requests on October 10, 2006, and recommended that the <br />requests be approved by the City Council. <br /> <br />3. The City Council held a public hearing on March 20,2007 <br />requests. <br /> <br />, regarding the <br /> <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments have been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br /> <br />SECTION 1. The Future Land Use Plan of the San Marcos Horizons City Master Plan <br />is revised to change the future land use designation from Commercial to Low Density <br />Residential: <br /> <br />Street address: 1100 Prospect Street. <br /> <br />Size: 1.703 acres, more or less <br /> <br />Legal Description: Thomas J. Chambers Survey, Tract 181 <br />
