Saucedo of Saucedo's Wrecker Service, Bill Pray tel, Terry Lighthouse, <br /> Dan Nelson, Karen Brown, John Hansen, Shirley Wickersham and others. <br /> Mayor Craddock called the meeting to order at 7:30 p.m. <br /> Mayor Craddock introduced for consideration approval of the minutes of <br /> the RegulQr Meeting held January 10, 1983. Mrs. Norris moved for ap- <br /> proval of the minutes and Mr. Farr seconded the motion, which passed <br /> unanimously. <br /> Mayor Craddock introduced for consideration approval of the minutes <br /> of the Special Meeting held January 17, 1983. Mr. Brown moved for <br /> approval of the minutes and Mr. Farr seconded the motion, which passed <br /> unanimously. <br /> Mayor Craddock opened a public hearing to consider approval of revisions <br /> to the proposed Master Plan. City Planner Joe Garza addressed the Coun- <br /> cil stating he thought the Plan could be printed and brought to the Coun- <br /> cil for adoption in February. He said his only concern about the con- <br /> tents of the Master Plan was on the Land Use Map regarding low density. <br /> It is presently 1 to 4 single-family dwellings per acre, and he felt <br /> it should be increased to 1 to 6 per acre. He also stated if the Master <br /> Plan is adopted as presently being considered (1 to 4 single-family <br /> dwellings per acre), the interim Zoning Ordinance will neeð to be <br /> amended to conform to the Master Plan. John Morrisset stated the low <br /> density determination of 1 to 4 single-family dwellings per acre was <br /> to keep condominiums and townhouses out of single-family residential <br /> areas. City Manager Gonzalez said it could be left as is and as pro- <br /> jects developed, zoning changes could be requested. Kelly Kilber stated <br /> the 1 to 4 single-family dwellings per acre would decrease the growth <br /> of residential a::::-eas in San Marcos, and that the Council should not <br /> try to change the Master Plan later. Ken Long said the 1 to 4 desig- <br /> nation may not be realistic and would suggest this concern be considered <br /> by the Planning Commission before its approval by the Council. Terry <br /> Lighthouse said he was in favor of protecting the 1 to 4 low density. <br /> Two consultants from Freese and Nichols said they would like to get <br /> back with the Council concerning their recommendation. Direction was <br /> given that the Planning Commission consider the low density on the <br /> Land Use Map and give their recommendation to the Council at the <br /> February 14, 1983 regular meeting. No one else wished to speak <br /> * John A. Kreczmer and Elida A. Mendez were not present at this meet- <br /> ing. <br />
