<br />401.01.02. The application shall be <br />accompanied by three maps as follows: <br /> <br />401.01.02.01. One map in 25 copies <br />at a scale of one inch to 200 <br />feet showing the receiving zone, <br />contour lines of no more than <br />five feet, existing Master Plan <br />Future Land Use Plan and zoning <br />designations; existing 100-year <br />flood plain, recharge <br />structures, and archaeological <br />sites. <br /> <br />401.01.02.02. A map in 25 copies at <br />a scale of one inch to 200 feet <br />showing the proposed granting <br />zone, its existing zoning <br />designation, and a narrative of <br />the granting zones sensitive <br />environmental features such as <br />steep slopes, flood plains, <br />recharge structures, highly <br />erodible soil, etc. <br /> <br />401.01.02.03. A map in 25 copies to <br />scale showing both the granting <br />and receiving zone on one map <br />and the existing streets and <br />their names in the area of the <br />granting and receiving zones. <br /> <br />401.01.03. Provide legal descriptions of <br />the granting and receiving zones. <br /> <br />401.01.04. Provide all calculations used <br />to arrive at the proposed transfer of <br />development rights and the requested <br />density of the receiving zone. <br /> <br />401.02. Simultaneously make an application <br />for rezoning of the proposed granting zone <br />to be zoned TDR-GZ and an application for <br />zoning of the receiving zone, if necessary <br />to authorize the receiving zone's proposed <br />densities. <br /> <br />401.03. If an amendment to the San Marcos <br />Master Plan is applicable, an application <br />for such amendment shall also be made at <br />the same time application for the <br />development rights transfer is requested. <br /> <br />401.04. Though not a requirement, the <br />applicant is encouraged to make <br />application for consideration by the <br />Planning Commission, any plans and, or <br />plats which may be applicable in <br />accordance with the San Marcos subdivision <br />regulations at the same time other <br />applications are required to be submitted. <br /> <br />401.05. The applicant is required to dedicate <br />or convey the granting zone to the City of <br />San Marcos in a form acceptable to the <br />City Attorney. <br /> <br />402. Planning and Zoning Commissions. <br /> <br />402.01. The Planning and Zoning Commissions <br />shall make a recommendation to the City <br /> <br />4 <br />
