Bill Smith of Stratford House Inn Motels of Tulsa, <br />Oklahoma stated his company felt San Marcos was in need of addi- <br />tional motel rooms and they were planning on building a 40-room <br />motel with nice accommodations. No one else wished to speak in <br />favor or in opposition to the amendment, so Mayor Craddock closed <br />the public hearing. Mr. Guerra moved for approval of the Ordinance <br />on first reading and Mr. Coddington seconded the motion, which passed <br />unanimously. <br /> <br />Mayor Craddock opened a public hearing to consider approval of an <br />Ordinance on first reading, the caption which was read as follows: <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS, AMENDING THE MASTER PLAN FOR SAID <br />CITY ADOPTED ON MAY 9, 1983 TO CHANGE THE LAND USE <br />DESIGNATION OF A 5.70 ACRE TRACT OF LAND LOCATED IN <br />THE J. M. VERAMENDI LEAGUE NO.2 IN SAID CITY FROM <br />COMMERCIAL LAND USE TO INDUSTRIAL LAND USE AND DE- <br />CLARING AN EFFECTIVE DATE. <br /> <br />Mayor Craddock asked if anyone wished to speak in favor of the <br />amendment. Mike Marek of Nash Phillips/Copus in San Antonio stated <br />their company wanted to put a truss manufacturing company in San <br />Marcos, as it would provide regional distribution to their San Antonio <br />and Austin development. The Council asked Mr. Marek if his company <br />has considered paying for traffic signalization for that intersection <br />(Hwy. 80 and River Road) because of the truck traffic their manu- <br />facturing company would be placing in an already heavy traffic <br />area. The Council also expressed concern for the different types <br />of traffic that travel Hwy. 80, automobiles at high speeds mixed <br />with large trucks at reduced speeds for turning. Mr. Marek stated <br />traffic signalization had been mentioned but not really pursued. Mr. <br />Coddington expressed a concern for the noise such manufacturing would <br />produce. Bill Thomas of the Planning Department stated in the LI desig- <br />nation, manufacturing use conforms and is acceptable. He stated Staff <br />was not concerned the manufacturing company would produce a lot of <br />noise but was concerned with the traffic problems it could create. <br />City Manager Gonzalez stated traffic would be a continuing problem <br />for that intersection. Mayor Craddock asked if anyone wished to speak <br />in opposition to the amendment. Randall Morris who owns13 acres across <br />from the NPC property stated he was concerned with placing truck traf- <br />fic in the area and stated LI zoning would be out of character for <br />the area. Mr. Morris stated he wants to develop his property multi- <br />family and commercial. Jim Byrn represented Jim Longcope who owns <br />a tract at the intersection across Hwy. 80 on River Road and was con- <br />cerned with the truck traffic turning left in front of fast moving <br />vehicles. Mr. Longcope wants to develop his property multi-family <br />and feels LI not èompatible. Mr. Longcope was presentand stated <br />he was also concerned about the future use of the property when NPC <br />decides to sell the property. No one else wished to speak in favor <br />or in opposition, so Mayor Craddock closed the public hearing.
