<br />705. <br /> <br />-10- <br /> <br />28. <br /> <br />All outdoor areas in multifamily and nonresidential <br />portions of the PDD which are intended to be used <br />for open storage of equipment, machinery, materials, <br />products, supplies, vehicles (except for sale or <br />rental), and refuse containers will be screened on <br />all sides not adjacent to a building by visual <br />barriers consisting of fences, walls, earth berms, <br />or dense vegetation at least 76% opaque and no less <br />than 5 feet high. (2 points) <br /> <br />29. <br /> <br />All utility lines (water, wastewater, electricity, <br />gas, telephone, cable TV) within the PDD are <br />proposed to be located entirely underground. (4 <br />points) <br /> <br />Comprehensive Development Plan Requirements <br /> <br />The requirements contained herein shall apply in lieu of <br />those listed in subsection 404(2-4) "Development Plan." <br />Comprehensive Development Plans which are subject to the <br />provisions of this section may be considered as <br />concurrently fulfilling the preliminary plat <br />requirements of the Subdivision Regulations if a <br />preliminary plat is required. The information listed <br />below includes all data necessary for preliminary plats <br />and environmental assessment. Those items which are <br />applicable only if a preliminary plat is required are so <br />noted. Combined Comprehensive Development <br />Plan/preliminary plats are reviewed jointly by the <br />Zoning Commission and Planning Commisison, and shall <br />always be produced at a scale of one inch to one hundred <br />feet. Comprehensive Development Plans for PDD's not <br />requiring a preliminary plat are reviewed by the Zoning <br />Commission, and may be produced at any scale not smaller <br />than one inch to one húndred feet, depending on the size <br />and complexity of the proposed PDD. In either case, as <br />many separate sheets may be submitted as necessary to <br />effectively communicate the required information, <br />provided that an index sheet is included. Items 1 and 2 <br />are to be shown on each graphic sheet. Nongraphic <br />statements and tabular data may be contained in a <br />separate written report accompanying the application for <br />the zoning change to Planned Development District. <br /> <br />I. <br /> <br />Proposed name of the development, labeled as a PDD <br />Comprehensive Development Plan, or combined PDD <br />Comprehensive Development Plan and preliminary plat, <br />as applicable; <br /> <br />2. <br /> <br />Graphic scale, north point, date, legend, and <br />match lines, if applicable; <br /> <br />sheet <br /> <br />3. <br /> <br />Names and addresses of the applicant and <br />owner of record, if different; <br /> <br />property <br /> <br />4. <br /> <br />Names and addresses of the subdivider and engineer <br />or surveyor (required only for preliminary plat); <br /> <br />5. <br /> <br />Vicinity sketch showing the site's location in <br />relation to the City or an identifiable portion <br />thereof (required only for preliminary plat); <br /> <br />6. <br /> <br />Location and identification of abutting subdivisions <br />and names of owners of contiguous parcels of <br />unsubdivided land, as applicable (required only for <br />preliminary plat); <br /> <br />7. <br /> <br />Location and identification of abutting lots, <br />blocks, public rights-of-way (streets & alleys), <br />private streets, easements, natural drainage <br />courses, existing land uses, and public facilities; <br /> <br />8. <br /> <br />Boundaries and identification of on-site and <br />abutting City limits, ETJ, existing zoning, existing <br />Master Plan land use designations, Edwards Aquifer <br />
