<br />-4- <br /> <br />the San Marcos River Corridor, which are larger than two <br />acres or which will contain non-residential structures <br />that total 5,000 square feet or more, or which will <br />contain more than 6 residential units. Subdivisions in <br />which the smallest lot is 10 acres or greater in size <br />shall be exempt from this mandatory requirement. <br /> <br />102. <br /> <br />Purpose. <br /> <br />2. <br /> <br />The PDD is further intended to: <br /> <br />A. <br /> <br />Reward the developer for providing amenities to <br />minimize nuisance characteristics beyond the <br />standard requirements of conventional <br />development controls by accommodating a mixture <br />of land uses on the same site, and through other <br />regulatory flexibility and innovations which <br />normally would not be allowed: <br /> <br />B. <br /> <br />Promote a quality of development which <br />strengthens the economic base of the city and <br />which protects the character and compatibility <br />of land and buildings within and adjacent to the <br />PDD¡ <br /> <br />C. <br /> <br />Encourage a more efficient use of land, public <br />utilities and services, energy, and natural <br />resources than is generally achieved through <br />conventional development; <br /> <br />D. <br /> <br />Provide and preserve meaningful open space, <br />especially in terms of integration with <br />recreation areas and residential development; <br /> <br />E. <br /> <br />Promote development which is appropriate for any <br />environmental opportunities or constraints which <br />are unique to the site, the area, or the City as <br />whole; and, <br /> <br />F. <br /> <br />Provide a mechanism to mitigate the negative <br />economic impact of stringent regulations through <br />transfer of development rights. <br /> <br />PART 8. That Section 404.2 of the Comprehensive Development Code <br />is repealed and the following adopted in its place: <br /> <br />Sec. 400. <br /> <br />Procedure. <br /> <br />. . . <br /> <br />404. Development Plan <br /> <br />2. <br /> <br />The site layout shall contain the following information, <br />which may be submitted on one or more maps as necessary, <br />depending on the size and complexity of the proposed PDD. <br />Items A through J are the same as required by Appendix C, <br />Article 5, Section D(4) for environmental impact statement <br />maps. Additional details such as proposed site <br />improvements (buildings, parking, signs, fences, <br />landscaping, etc.) may be shown at the applicants <br />discretion for PDD's which are within the City limits, but <br />are not mandatory unless the PDD is subject to Section 700 <br />"Comprehensive Development Provisions." <br /> <br />PART 9. <br />repealed. <br /> <br />That Section 609 of the Comprehensive Development Code is <br /> <br />PART 10.
