<br />Project(s) budget authorized by the CITY, the ARCHITECT shall prepare <br /> <br />all construction contract documents using forms supplied by CITY (which <br /> <br />do not include plans or technical specifications) <br /> <br />and construction <br /> <br />contract documents including plans and specifications setting forth in <br /> <br />detail <br /> <br />the <br /> <br />requirements <br /> <br />for <br /> <br />construction, <br /> <br />subject <br /> <br />to <br /> <br />review <br /> <br />and <br /> <br />approval <br /> <br />by the <br /> <br />CITY at <br /> <br />approximately <br /> <br />50% <br /> <br />and <br /> <br />95% <br /> <br />completion of <br /> <br />construction contract documents. <br /> <br />1.3.2 <br /> <br />Architect shall prepare and distribute six (6) copies of each <br /> <br />review set of plans and specifications as follows: One set FAA, two <br /> <br />sets City of San Marcos, three sets DOL. <br /> <br />1.3.3 <br /> <br />The ARCHITECT shall advise the CITY of any adjustments to <br /> <br />previous detailed cost estimates indicated by changes in requirements <br />or general market conditions by preparation of a revised, detailed cost <br /> <br />estimate. <br /> <br />1.3.4 <br /> <br />The ARCHITECT <br /> <br />shall <br /> <br />assist the <br /> <br />CITY <br /> <br />in <br /> <br />filing documents <br /> <br />required <br /> <br />for <br /> <br />the <br /> <br />approval <br /> <br />of <br /> <br />governmental <br /> <br />authorities <br /> <br />having <br /> <br />jurisdiction over the Project(s). and for purposes of obtaining federal <br /> <br />funding or reimbursements. <br /> <br />1.3.5. <br /> <br />Architect shall conduct a review meeting at 50% <br /> <br />and 95% <br /> <br />completion with the City, FAA, and DOL and will prepare and distribute <br /> <br />a meeting record to each. <br /> <br />1.3.6 <br /> <br />An Architect 's/Engineer t s report setting forth the general <br /> <br />analysis <br /> <br />and <br /> <br />explanation <br /> <br />of <br /> <br />reasons <br /> <br />for <br /> <br />design <br /> <br />choices <br /> <br />must <br /> <br />be <br /> <br />submitted with the <br /> <br />95% plans <br /> <br />and specifications. <br /> <br />The report will <br /> <br />provide generalized information relative to design of all major design <br /> <br />elements, <br /> <br />concise <br /> <br />statements <br /> <br />and <br /> <br />cost <br /> <br />comparisons <br /> <br />that <br /> <br />justify <br /> <br />selections, <br /> <br />any work to be done outside that of the construction <br /> <br />contract relative to utilities, and any unique circumstances that may <br /> <br />influence adjustments of prevailing estimates. <br /> <br />Four copies <br /> <br />of the <br /> <br />report will be provides as follows: <br /> <br />one copy to CITY, one copy to FAA, <br /> <br />two copies to DOL. <br /> <br />Any changes to this docement as a result of the <br /> <br />final review will be added by addendum. <br /> <br />1.4 <br /> <br />BIDD u.; PIIASB <br /> <br />1.4.1 <br /> <br />The ARCHITECT, following <br /> <br />CITY, FAA and DOL approval of the <br /> <br />construction <br /> <br />contract <br /> <br />documents <br /> <br />and <br /> <br />of <br /> <br />the <br /> <br />latest <br /> <br />detailed <br /> <br />cost <br /> <br />estimate, <br /> <br />shall assist <br /> <br />in obtaining bids, <br /> <br />tabulating bids, <br /> <br />and in <br /> <br />awarding the contract for construction. <br /> <br />The ARCHITECT shall assume the <br /> <br />-3- <br />
