Tourism is another major factor in the local economy. Nuch of the <br />tourism is generated by the San Marcos River. The rider originates from <br />the springs in San Marcos and extends approximately 38 miles and flows to <br />the Guadalupe River near Gonzales. The springs which create the river are <br />associated with the Balcones Fault Zone, coming from the Edwards <br />Underground Reservoir. The San Marcos River is 72 degrees year round, and <br />is amazingly clear. <br />%-, ith the college students and tourists playing so major a role in the <br />economy, there are numerous restaurants in San Marco,. The 60+ <br />restaurants offer a wide variety of menus including seafood, steaks, <br />barbecue, Mexican, Oriental, Italian, and, of course, a wide variety of <br />hamburgers. <br />NEIGHBORHOOD ANALYSIS <br />The subject tract is located in northeast San Marcos. It is located in the <br />quadrant bordered by Uhland Road, Mill Street, and Old Post Road (see map). <br />Uhl and Road is two lanes, paved asphalt, and is in average to good <br />condition. Uhland links the IH 35 access road to Old Post Road. Mill Street <br />(recently improved) is a two lane paved asphalt street as well, and <br />connects Uhland Road with Aquarene Springs Drive. <br />Also prominent in the neighborhood is the Missour-Pacific Railroad, which <br />abutts the northwest property line of the subject. <br />The Uhland-Mill Street area is predominantly rental property, ranging from <br />older duplexes, fourplexes, and townhouses to apartment houses. As the <br />entire city-wide rental market is suffering from vacancies, so is this <br />neighborhood. However, in the appraiser's opinion, this is a temporary <br />situation tht will correct itself as the population increases. <br />SITE ANALYSIS <br />The subject property is located on the northest corner of Uhland Road and <br />Mill Street. The basically rectangular tract is multi-leveled with a few <br />areas steeply inclined. This site was formerly the location of Bollman <br />industries, and has numerous improvements on it (see IMPROVEMENTS for <br />detailed descriptions). <br />The improvements occupy approximately 2/3 of the property, leading the <br />northeast corner (about 4-4.5 acres, more or less) vacant, and providing a <br />possibility of later development. This area will require leveling and <br />cl can-up. <br />3
