<br />-2- <br /> <br />a. <br /> <br />A Market Study prepared in conformance with State <br />standards. <br /> <br />b. <br /> <br />A Prel iminary Engineering Report, containing the items <br />required by the rules of the Texas Water Commission, <br />and in particular, a description of the area, <br />land use plan, existing and projected populations, <br />tentative cost estimates of the proposed improvements, <br />projected tax rate and water and sewer rates, investiga- <br />tion and evaluation of the availabil ity of comparable <br />service from other sYstems and bond issue <br />requirements. <br /> <br />c. <br /> <br />Environmental maps of the district at a scale of one <i) <br />inch to five hundred (500) feet. These shall include: <br /> <br />1) Contour intervals of 10 feet or less. <br /> <br />2) Delinution of all arus sloping 1% or less; 1:~ to 15:~; <br />16% to 25%; 26% or more. <br /> <br />3) AI] aquifer recharge structures to include the <br />following: caves, sinkholes, cracks, fractures or <br />fissures at the surface and water courses or drainage <br />ways which have recharge structures within them. <br /> <br />4) 100 year flood plain and floo~~ay. <br /> <br />5) All trees 50 feet or taller and all trees with <br />cal iper of thirty <30) inches or greater. <br /> <br />a <br /> <br />6) The habitat of <br />fauna or flora. <br /> <br />endangered <br /> <br />or threatened species of <br /> <br />7) Soils with high shrink-s\.'Jel1 ratios, soils that are <br />easily eroded, and soils that are classified as prime <br />agricultural by the Texas Department of Agriculture or <br />the United States Department of Agriculture. <br /> <br />8) Wetlands. <br /> <br />9) Archaeological sites. <br /> <br />10) Manmade structures over 75 years old. <br /> <br />d. <br /> <br />Land Use Hap(s) at a scale of <br />500 feet. These shall include: <br /> <br />(1) <br /> <br />inch <br /> <br />to <br /> <br />one <br /> <br />1) The location of all existing and proposed roads with a <br />right-of-way of 60 feet or more. <br /> <br />2) Land use categories using the same categories as <br />on the Master Plan's Future Land Use Plan, and <br /> <br />shown <br /> <br />3) School <br /> <br />sites, <br /> <br />fire stations, recreational buildings, <br /> <br />4) Parks and the parks' uses. <br /> <br />5) The number of residential units <br />land use category. <br /> <br />for <br /> <br />each <br /> <br />residential <br /> <br />6) The number of units per acre for each residential land <br />use category, <br /> <br />7) The acreage of each land use. <br /> <br />e. <br /> <br />Environmental Impact Statement.
